` AN ORDINANCE OF THE CITY, OF JEFFERSON, MISSOURI, ACCEPTING AND
G THE HE PLAT OF DIX ACRES, SECTION TWO, A SUBDIVISION OF THE
CITY OF JEFFERSON.
' WHEREAS, David R. Goller and Barbara G. Goller, Neal Conrad Linhardt and
Margaret Linhardt, Trustees of the Margaret Linhardt Trust, owners of the real estate
hereinafter described, having submitted to the City Council a plat of $aid real estate,
being located in Jefferson City, Cole County, Missouri, and more particularly described
as follows:
Part of the northeast quarter of the southwest quarter and part of the
northwest quarter of the southeast quarter of Section 4, Township 44
North, Range 12 West, in the City of Jefferson, Cole County, Missouri,
more particularly described as follows:
' From the northeast corner of the southwest quarter of said Section
4; thence S 85° 52' 02"W, along the quarter section line, 51.49 feet to the
point of beginning for this description; thence S 37° 05' 53" E, 277.24 feet;
thence N 520 54' 07" E, 205.46 feet; thence S 23° 45' 45" E, 128.46 feet
to the northwesterly corner of Lot 4 of Dix Acres Subdivision, in the City of
Jefferson, Missouri, as per plat of record in Plat Book 9, Page 31, Cole
County Recorder's Office; thence S 030 54' 09" E, along the westerly line
of said Lot 4, 125.50 feet to the northeasterly corner of Lot 5, of said Dix
Acres Subdivision; thence S 590 42' 11"W, along the northerly line of said
Lot 5, 111.64 feet to the northwesterly corner of said Lot 5; thence S 030
54' 09" F_, along the westerly line of said Lot 5, 200.00 feet to the northerly
right-of-way line of North Ten Mile Drive; thence S 590 28' 20" W, along
said northerly line, 115.09 feet; thence N 30c37' 01"W, along the northerly

the.southerly line of said tract, 305.48 feet to the southeasterly corner
thereof; thence N 370 05' 53" W, along the easterly line of said tract in
Book 360, Page 269, and along the easterly line of another tract described
in Book 320, Page 104, Cole County Recorder's Office, 156,88 feet to the

northerly line of the northeast quarter of the southwest quarter of said
Section 4; thence N 850 52' 02" E, along said northerly line, 231.87 feet to
+, the point of beginning. Containing in all, 8.05 acres.
WHEREAS, it appearing that said plat has been fully and properly signed and
accepted by the owners of said subdivision, known and referred to as Dix Acres, Section
Two, that all taxes have been paid, and that in all respects the requirements of Chapter
445, RSMo, entitled "Plats" have been fully complied with by the owners of said
subdivision, and that in all respects the requirements of the Planning and Zoning
Commission of the City of Jefferson, Missouri, relating to plats and subdivisions have
been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
C SECTION 1. The plat of Dix Acres, Section 'Two, lying, being and situated within
' the corporate limits of the City of Jefferson, Missouri, as shown by the said plat attached
hereto and made a part of this ordinance, is hereby approved and accepted by the City
Council of the City of Jefferson, Missouri.
SECTION 2. The Mayor and City Clerk are hereby authorized and directed to
endorse acceptance of said plat hereon and to certify the approval of said plat under the
seal of the City of Jefferson.
SECTION 3. This ordinance shall be in full force and effect from and after the
date of its passage and approval.
