AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING, AMENDING,
AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF
s, JEFFERSON, BY REZONING 2.5 ACRE TRACT LOCATED IN THE VICINITY OF THE
'Y PROPOSED KNIPP DRIVE EXTENSION FROM RA-2 MULTI-FAMILY RESIDENTIAL, TO
a' C-2 GENERAL COMMERCIAL.
WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE ZONING
.:t CODE RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
SECTION 1. The following described real estate is rezoned as follows:
A 2.5 acre tract located in the vicinity of the proposed Knipp Drive Extension

from RA-2 Multi-Family Residential, to C-2 General Commercial.
., Part of the Southwest Quarter of the Northeast Quarter, and part of the
` Northwest Quarter of the Southeast Quarter, all in Section 9, Township 44
North, Range 12 West, in the County of Cole, Missouri, more particularly
described as follows:
Beginning at the Southeast corner of Knipp West Subdivision Section 1, in
' the City of Jefferson, Missouri per plat of record in Plat Book 11, page 669,
Cole County, Recorder's Office; thence S 8° 10' 03" W, along the westerly
line of a tract described by deed of record in Book 351, page 248, Cole
County Recorder's Office, 281.83 feet, to a point on the northerly line of Lot
3 of Wildwood Subdivision Section 1, a plat of record in Plat Book 8, page 65,
Cole County Recorder's Office; thence S 510 23' 26" W, along the northerly
