AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING,AMENDING, ! :;
AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF
JEFFERSON, BY REZONING 4.80 ACRES INCLUDING ALL OF LOT 1 AND THE
EASTERLY PORTION OF LOT 2 OF THREE L'S SUBDIVISION, LOCATED SOUTH OF I'I-
THE INTERSECTION OF MISSOURI STATE ROUTE C WITH IDLEWOOD ROAD, FROM I
C-1 NEIGHBORHOOD COMMERCIAL AND RS-2 SINGLE FAMILY RESIDENTIAL, TO
C-2 GENERAL COMMERCIAL.
WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE ZONING
CODE RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:

SECTION 1. The following described real estate is rezoned as follows:
All of Lot 1 and part of Lot 2 of THREE L'S SUBDIVISION as per plat of record in
Plat Book 11, Page 832, Cole County Recorder's Office, said subdivision being part
of the Southwest Quarter of the Northeast Quarter of Section 23, Township 44
North, Range 12 West, Cole County, Missouri, more particularly described as
follows:
BEGINNING at the northeast corner of Lot 1 of said subdivision; thence + r
S4 054'30"E, along the easterly line of said Lot 1 and along the easterly line of Lot
2 of said subdivision, 696.96 feet to the southeast corner of said Lot 2; thence
S87°37'00"W,along the south line of said Lot 2, 292.40 feet; thence along the M-1
Zoning Line the following courses: N4 054'30"W, 300.29 feet;thence S87 037'00"W,
98.11 feet to a point on the easterly line of a tract described by deed of record in
Book 303, Page 482, Cole County Recorders Office;thence N4°32'56"W,along the
easterly line of said tract, 232.64 feet to a point on the southerly right-of-way line of i
Idlewood Road;thence leaving the M-1 Zoning Line,easterly along said right-of--way
on a curve to the right having a radius of 263.31 feet, an arc distance of 19.13 feet,
(Chord N59°49'19"E, 19.13 feet); thence N66°18' 34"E, along said right-of-way,
i 256.05 feet to a found right-of-way marker at a corner on the southerly right-of-way
line of Missouri State Route"C";thence N61°32'18"E, along the southerly line of
Missouri State Route"C", 140.69 feet to the POINT OF BEGINNING.
Containing in all, 4.80 acres.
Rezoned from C-1 Neighborhood Commercial and RS-2 Single-Family Residential
to C-2 General Commercial.
