This subdivision is a minor subdivision,as all street frontage is existing and and only two lots are being proposed. i 2. All items of Section 33-8A. of the Subdivision Code,Final Plat contents, pertinent to Public 11'or•ls review, have been addressed on the final plat. I 3. Improvement plans include only a sanitary s ewe r main extentton to sen e Lot Nine(9). Lot Eight(8)already has a sanitary sewer main extended to serve it. These sewer plans proposed for Lot Nine(9)still need to have the technical review completed, but appear to have all major items addressed. Two sanitary sewer easements outside the platted are need to be executed. Have the property owners been contacted regarding granting these easements? 4. The previous right-of-way of North Ten Mile Drive that was within the platted area has been vacated, and the easement rights have also been relinquished. This is also noted on the plat. t 5. Access to Lot Nine(9)will be closely examined when it is developed,as it is a corner lot on an arterial street and will need to be carefully planned. RECOMMENDATION: The Department of Public Works could concur with a recommendation for approval of the Final Plat of Dix Acres Subdivision Section Three (3), subject to the review and final approval of the sanitary sewer plans. 6 j , ' r .. t } 1 i f
