AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING,AMENDING,
AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF
JEFFERSON,BY REZONING PROPERTY SOUTH OF THE CAPITAL CITY INDUSTRIAL
PARK AND COUNTY PARK, GENERALLY LYING SOUTH OF FAIRGROUNDS ROAD,
EAST OF SOUTH COUNTRY CLUB DRIVE,AND WEST OF ROCK RIDGE ROAD, FROM
RS-1 SINGLE FAMILY RESIDENTIAL TO RS-3 SINGLE FAMILY RESIDENTIAL.
WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE ZONING
CODE RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
SECTION 1. The following described real estate is rezoned from RS-1 Single
Family Residential to RS-3 Single Family Residential:
170.84 acres south of the Capital City Industrial Park and County Park, generally lying
south of Fairgrounds Road, east of South Country Club Drive, and west of Rock Ridge
Road
All of the Northwest Quarter of the Northwest Quarter; all of the Southwest Quarter
of the Northwest Quarter; all of the Northeast Quarter of the Northwest Quarter;and
part of the Northwest Quarter of the Northeast Quarter,all in Section 20,Township
44 North, Range 12 West, in the County of Cole, Missouri, being more particularly
described as follows:
BEGINNING at the northwest corner of said Section 20;thence S88°21'51"E, along
the north line of said Section 20, 1372.62 feet to the northwest corner of the
Northeast Quarter of the Northwest Quarter of said Section 20; thence continuing +
S87°37'58"E, along the said north line, 1381.77 feet to the northeast corner of the
Northeast Quarter of the Northwest Quarter of said Section 20; thence continuing
S87°47'01"E, along said north line, 1362.58 feet to the northeast corner of the ( .
Northwest Quarter of the Northeast Quarter of said Section 20; thence
S00 025'48"W, along the east line of said Quarter Quarter Section, 824.70 feet to
a point on the northwesterly line of a sixty(60)foot wide Cole County Public Road
i right-of-way known as ROCK RIDGE ROAD, (formerly Missouri State Highway
"C");thence southwesterly , along said right-of-way line, the following courses: I .

radius of 1115.92 feet,an arc distance of 299.94 feet(the chord of said curve being

thence leaving the northwesterly line of the said ROCK RIDGE ROAD right-of-way
on a bearing of N87 037'07"W, along the south line of Northwest Quarter of the
Northeast Quarter of said Section 20, 1031.58 feet to the southwest corner thereof;
thence N88°15'29"W,along the south line of the Northeast Quarter of the Northwest
Quarter of said Section 20, 1383.52 feet to the southeast corner thereof; thence
S01°32'05"W, along the east line of the Southwest Quarter of the Northwest Quarter
of said Section 20, 1368.54 feet to the southeast corner thereof; thence
N88°01'04"W,along the south line of said Quarter Quarter Section, 1385.45 feet to
the southwest corner thereof; thence N01°32'49"E, along the west line of said
Section 20, 1362.73 feet, to the southwest corner of the Northwest Quarter of the
Northwest Quarter of said Section 20; thence continuing NO2 006'00"E, along the
west line of said Section 20, 1366.60 feet to the POINT OF BEGINNING.
Containing in all 170.84 acres.
SECTION 2. This ordinance shall be in full force and effect from and after its
passage and approval.
