AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , ACCEPTING AND
APPROVING THE PLAT OF COPPER RIDGE SUBDIVISION, A SUBDIVISION OF
THE CITY OF JEFFERSON.
WHEREAS, Raymond Bax, d/b/a Raymond Bax Construction
Company, and Theresa H. Bax, his wife, owners of the real estate
hereinafter described, having submitted to the City Council a
plat of said real estate , being located in Jefferson City, Cole
County, Missouri, and more particularly described as follows:
Part of the northeast quarter of Section 11 , Township
44 North, Range 12 West, in the City of Jefferson, Cole
County, Missouri, more particularly described as
follows :
From the southeast corner of the northeast quarter of
said Section 11; thence N 020 26' 09" W along the
section line, 1797 .21 feet; thence S 87° 33' 51" W,
25.00 feet to the intersection of the northerly line of
® William Street right-of-way with the westerly line of
Dix Road right-of-way and the POINT OF BEGINNING for
this description; thence along the northerly and
easterly line of William Street right-of-way the
following courses : S 870 37' 32" W, 137 .40 feet;
thence S 880 05' 07" W, 175.96 feet; thence S 860 55'
32" W, 287 . 00 feet ; thence on a curve to the right,
having a radius of 111. 50 feet , an arc distance of
175.47 feet ( the chord of said curve being N 480 14 '
51" W, 157 .91 feet ) ; thence N 020 54 ' 28" W, 290. 00
feet to the point of intersection with the southerly
line of St . Mary' s Boulevard right-of-way; thence
leaving the right-of-way of said William Street , N 850
52 ' 44" E, along the southerly line of St. Mary' s
Boulevard right-of-way, 216.50 feet; thence S 820 27'
06" E, along the southerly line of St . Mary' s Boulevard
right-of-way, 201.65 feet to the northwest corner of a
tract of land described by deed of record in Book 174 ,
Page 173 , Cole County Recorder' s Office; thence along
the boundary of said tract and along the boundary of
another tract described in Book 243, Page 589 , the
following courses : S 020 49 ' 31" E, 219 . 15 feet;

thence N 870 43' 14" E, 155. 19 feet; thence N 020 37'
34" W, 192 .10 feet to the southerly line of St. Mary' s
Boulevard right-of-way; thence leaving the boundary of
the tract described in Book 243, Page 589 , S 82° 27'
06" E, along the southerly line of St. Mary' s Boulevard
right-of-way, 1. 72 feet to a point on the westerly line
of the Dix Road Connection to U. S. Highway 50 right-of-
way; thence S 390 40' 30" E, along said Dix Road
Connection right-of-way, 206.71 feet; thence S 090 54'
59" E, along said Dix Road Connection right-of-way,
139.26 feet to the intersection of the west line of Dix
Road right-of-way; thence S 020 26' 09" E, along the
west line of said Dix Road right-of-way, 39. 61 feet to
the POINT OF BEGINNING. Containing 5.03 acres.
WHEREAS, it appearing that said plat has been duly and
properly signed and accepted by the owners of said subdivision,
known and referred to as Copper Ridge Subdivision, that all taxes
have been paid, and that in all respects the requirements of
Chapter 445 , RSMo, entitled "Plats" have been fully complied with
by the owners of said subdivision, and that in all respects the
requirements of the Planning and Zoning Commission of the City of
Jefferson, Missouri, relating to plats and subdivisions have been
complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI , AS FOLLOWS:
SECTION 1. The plat of Copper Ridge Subdivision, lying,
being and situated within the corporate limits of the City of
Jefferson, Missouri, as shown by the said plat attached hereto
and made a part of this ordinance, is hereby approved and
accepted by the City Council of the City of Jefferson, Missouri.
SECTION 2 . The Mayor and City Clerk are hereby authorized
and directed to endorse acceptance of said plat hereon and to
certify the approval of said plat under the seal of the City of
Jefferson.

SECTION 3. This ordinance shall be in full force and effect
from and after the date of its passage and approval.

FINAL PLAT REPORT
RE: A request filed by Central Missouri Professional
Services on behalf of Raymond Bax Construction Company,
Mr. Ray Bax, President, for approval of a final plat of
Copper Ridge Subdivision.
This 5.03 acre commercial subdivision is located west of Dix
Road, north and east of Williams Street, and south of St. Mary' s
Boulevard. It is all zoned C-2 , General Commercial. Eight lots
are proposed. There will be no new streets.
This plat has been reviewed by the Departments of Public
Works and Planning and Code Enforcement. It meets all
requirements of the Jefferson City Subdivision Regulations .
At its meeting of September 8, 1988, the Jefferson City Planning
and Zoning Commission recommended approval of this plat subject
to final review of the improvement plans by the Department of
Public Works.
