AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , CHANGING,
AMENDING, AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE
CITY OF JEFFERSON, BY REZONING THE PROPERTY AT 600 ELLIS
BOULEVARD FROM RS-2 , SINGLE FAMILY RESIDENTIAL, TO C-0, OFFICE
COMMERCIAL.
WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE ZONING
CODE RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH.
NOW, THEREFORE, BE IT ENACTED BY THE CITY COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
SECTION 1 . The following described real estate is rezoned
from RS-2 , Single Family Residential, to C-O, Office Commercial:
A tract of land in the northeast quarter of
Section 24 , Township 44 North, Range 12 West, in the
County of Cole, Missouri, being described as :
From the point of intersection of the southerly
line of Ellis Blvd. and the westerly line of Tanner
Bridge Road; thence westerly along the southerly line
of Ellis Blvd. 437.09 feet to the point of beginning
for this description; thence continuing along said
southerly line 90.00 feet to an existing C-1 Zoning
District boundary line as shown in the Jefferson City
Zoning Atlas; thence southerly along said Zoning
District boundary line, 163. 64 feet; thence leaving
said Zoning District boundary line in an easterly
direction along the existing property line , 70.85 feet;
thence northerly 138. 38 feet to the point of beginning.
SECTION 2 . This ordinance shall be in full force and effect
from and after its passage and approval.

REZONING PUBLIC HEARING
RE: A request filed by the Sunshine Child Development
Corporation, Brenda J. Hofstetter, President , to rezone
the property at 600 Ellis Blvd. from RS-2 , Single
Family to C-O, Office Commercial.
This property is located on the south side of Ellis Blvd.
across the street from the Racquet Club and the Masonic Lodge.
Single family dwellings are to the east and south. To the west
is a C-1 , Local Commercial Zoning District; a neighborhood
shopping center has been constructed on the westerly portion of
this C-1 tract.
The property at 600 Ellis Blvd. has been used as a day care
center. The building housing the day care center is residential
in appearance; the front yard is a paved parking area. This
property is in an RS-2 , Single Family Dwelling District and has a
Conditional Use Permit for day care use. This permit was granted
by the Jefferson City Board of Adjustment .
The owners of the property attended the Jefferson City
Planning and Zoning Commission meeting of October 13, 1988 and
stated they wished to sell the property to the Missouri Funeral
Directors Association. A representative of the Association said
that the premises would be used for the Association' s office and
the office would have three or four employees. Two adjacent
owners attended the meeting to obtain information. These owners
did not voice opposition to the request.
The Commission recommended the request be approved for the
following reasons :
1 . C-O, Office Commercial, is a good transitional use to
place between C-1 , Local Commercial, and RS-2 , Single
Family Residential.
2 . The proposed use is known: an office for the Missouri
Funeral Home Directors . The noise and traffic
generation of the three to four anticipated employees
would be less than that of day care.
3. The paved parking area already exists. The property' s
use as an office would not require the conversion of
lawn area to parking.
