AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , ACCEPTING AND
APPROVING THE PLAT OF FOXBORO SUBDIVISION - SECTION 4 , A
SUBDIVISION OF THE CITY OF JEFFERSON.
WHEREAS, Ken Vaughan Construction Company, Inc. , Kenneth
Vaughan, President, owner of the real estate hereinafter
described, having submitted to the City Council a plat of said
real estate, being located in Jefferson City, Cole County,
Missouri, and more particularly described as follows:
Part of the southeast quarter of the southeast quarter
of Section 8 , Township 44 North, Range 12 West, in the
City of Jefferson, Cole County, Missouri, more
particularly described as follows:
Beginning at the southwest corner of the southeast
quarter of the southeast quarter of said Section 8;
thence N 06° 10 ' 44 " W, along the quarter quarter
section line, 416.95 feet to the southwest corner of
® Lot No. 24 of Foxboro Subdivision - Section 1 , as per
plat of record in Plat Book 11 , Page 308 , Cole County
Recorder' s Office; thence along the southern boundary
of said Foxboro Subdivision - Section 1 the following
courses : S 800 09 ' 57" E, 151 .31 feet; thence N 29°
32 ' 10" E, 79 .32 feet; thence S 78° 18 ' 04 " E, 160 .00
feet; thence southerly on a curve to the left having a
radius of 436.58 feet , an arc distance of 99 .72 feet;
thence N 85° 17 ' 15" E, 60. 12 feet; thence S 89° 25 '
28" E, 123 .63 feet; thence S 500 31 ' 48" E, 118 .46
feet; thence S 040 53 ' 44" E, 205 .32 feet to a point on
the south line of the southeast quarter of the
southeast quarter of said Section 8 ; thence leaving the
southern boundary of said Foxboro Subdivision - Section
1 , S 850 06 ' 16" W, along the section line, 585 .69 feet
to the POINT OF BEGINNING. Containing 4 .78 acres.
WHEREAS, it appearing that said plat has been duly and
properly signed and accepted by the owner of said subdivision,
known and referred to as Foxboro Subdivision - Section 4 , that
all taxes have been paid, and that in all respects the
requirements of Chapter 445 , RSMo, entitled "Plats" have been
fully complied with by the owner of said subdivision, and that in
all respects the requirements of the Planning and Zoning
Commission of the City of Jefferson , Missouri, relating to plats
and subdivisions have been complied with.

NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI , AS FOLLOWS:
SECTION 1. The plat of Foxboro Subdivision - Section 4 ,
lying, being and situated within the corporate limits of the City
of Jefferson, Missouri, as shown by the said plat attached hereto
and made a part of this ordinance, is hereby approved and
accepted by the City Council of the City of Jefferson, Missouri.
SECTION 2. The Mayor and City Clerk are hereby authorized
and directed to endorse acceptance of said plat hereon and to
certify the approval of said plat under the seal of the City of
Jefferson.
SECTION 3 . This ordinance shall be in full force and effect
from and after the date of its passage and approval.

STAFF REPORT
ON A FINAL PLAT
RE: A request filed by Central Missouri Professional
Services on behalf of the Ken Vaughan Construction
Company, Inc. for the approval of a final plat of
Foxboro Subdivision, Section 4 .
This plat has been reviewed by the Departments of Planning
and Code Enforcement and Public Works. Improvement plans have
been approved and the plat meets all requirements of the
Subdivision Regulations.
This final plat differs from the approved preliminary plat.
The preliminary plat showed Carriage Drive extending to the south
property line as a through street. Since the preliminary plat
was approved, the City has laid out the right-of-way needed for a
future arterial street. This arterial, known as the West
Edgewood Extension, will eventually connect Stadium Boulevard and
Fairgrounds Road. This arterial street will run more-or-less
parallel to and one mile south of Missouri Blvd.
Intersecting local streets and individual driveways reduce
the efficiency and safety of arterial streets. Country Ridge
Drive will intersect with the proposed arterial street. Staff
has recommended that Carriage Drive end in a cul-de-sac rather
than intersect with the future arterial ( shown on the plat as
"Right-of-Way to City of Jefferson" ) . The developer has agreed
to do this.
Staff recommends this final plat be approved subject to the
following changes:
1. Carriage Drive be changed to Carriage Court.
2. A more precise location map be provided in the upper
left corner of the plat.
At its regular meeting of December 8 , 1988 , the Jefferson
City Planning and Zoning Commission voted to recommend that this
plat be approved subject to staff recommendations. The vote was
unanimous. No one appeared in opposition to the request.
