The Lessee shall not sublet or assign any portion of the premises ' '

No vehicle of any kind is to be left unattended or overnight in an

The Lessee, for itself, its personal representatives successors in
interest and assigns as a art of the consideration hereof, does
hereby covenant and agree that:
(1) no person on the grounds of race, color, or national

Lessee agrees to indemnify, and hold harmless the City its agents
and employees from any and all claims, demands, and actions arising
from the use of the land described herein.
It is understood and agreed that the rights granted by this
agreement will not be exercised in such a way as to interfere with
or adversely affect the use, operation, maintenance of development

The Lessee agrees that the City may terminate this lease at any
time if the provisions of said lease are not complied with.

A. Workmen' s Compensation Insurance for all of its employees
to be engaged in work under this contract.
B. Owner' s Protective Liability Insurance - The Lessee shall
r' also obtain at its own expense and deliver to the City an
Owner' s Protective Liability Insurance Policy naming the
City of Jefferson as the insured, in an amount not less
n •; than $1, 000, 000 for all claims arising out of a single
accident or occurrence and $100, 000 for any one person in
a single accident or occurrence, except for those claims
governed by the provisions of the Missouri Workmen's
' Compensation Law, Chapter 287 , RSMo. No policy will be
accepted which excludes liability for damage to

Whereas the Insured described in the Declarations hereto (hereinafter called
"the Named Insured") has applied to the Company described in the Declarations
(hereinafter called "the Company") for the insurance hereinafter contained an

This policy does not cover any: 1 .

r. (a) Death of or bodily injury to or illness of } '
(i) any person employed under a contract of service or apprenticeship
with the Insured if such death, bodily injury or illness arises out
of and in the course of the employment.

(i) property rented, owned, leased, occupied or used by or in the care
custody or control of the Insured or a person in the service of the
Insured.
(ii) aircraft owned or operated by participants
1) while the aircraft engine is operating on the ground; or
2) while taxiing; or
t 3) while in flight or any attempt thereat.
(c) Death, bodily injury, illness, damage or destruction caused by, or
through, or in connection with
(i) the operation, maintenance, existence or use including the loading
or unloading thereof of any automobile or other vehicle,
irrespective of whether such automobile or vehicle is owned,
operated, maintained or hired by 4 person or persons insured by
this Insurance or by any other person or persons.
(ii) the installation, removal, maintenance or mechanical demonstration
of any article., merchandise or product elsewhere than at the Places
to which the Policy applies, unless endorsed hereon.

Air Meets insured herewith, it is agreed that the insurance provided by this
policy may be extended to include:
1. Additional Insureds as- required excluding participants, and
2. Liability assumed by the Named Insured under Hold Harmless Agreements as

NOISE AND POLLUTION AND OTHER PERILS EXCLUSION ENDORSEWENT
1. This policy does not cover claims directly or indirectly occasioned by,
?; happening through or in consequence of:
.' (a) noise (whether audible to the human ear' or not), vibration, sonic boom
and any phenomena associated therewith,
{ (b) pollution and contamination of any kind whatsoever,
(c) electrical and electromagnetic interferences,

unless caused by or resulting in a crash fire explosion or collision or a

This policy does not cover claims caused by
(a) War, invasion, acts of foreign enemies, hostilities (whether war be
