Did you do a cadd calculation on the FAR. Our last staff report and ARPB files show very little area available. I could
send the file or your could go online to look at the various applications. However, if you check it by computer that
makes the files information "mute ".
We have all of our ARPB applications on our website now and a whole lot more. It has been a lot of work and we see no
end in sight at this time. It is never ending.

Good afternoon Bill,
Victor and I have been trading emails during the week. At my request, he has reduced the amount of roof coverage for
the house (attached) to meet the FAR limit. Their previous submittal exceeded the FAR limit by quite a bit.
I told Victor that this latest sketch showing the 433 SF increase to the roof area looks good and he needs to provide the
Town with revised site plan and roof plan showing this change. I haven't seen any revised plan from him.

Mr. Thrasher,
After several iterations to the proposed changes at 570 Banyan Rd., we believe that we have come to an acceptable
solution which will meet Gulfstream standards and code requirements, as well as provide the owner the changes she
requested in order to enjoy her home. I have provided Mr. Minor responses to his comments as well as the
modifications which he has requested. Mr. Minor has requested formal revisions to the final plans prior to resubmission.
We are in the process of making the requested, formal modifications to the plans for permit submission. This will be an
additional permit for the exterior of the residence. We will be providing 4 sets of signed and sealed documents for
submission to the Town of Gulfstream as well as the City of Delray.
Please let me know if there are any additional steps required in order to move this project forward.

Bill,
The CAD drawing we were given was a survey of the site with the new roof area hatched. The second floor wasn't
included in CAD and we measured that area from the building plans you sent over. Because of that, I'm not totally
confident on the area we came up with.
We came up with an existing FAR area of 4,496 square feet. The Town Records, according to your email, reflect an
existing area of 4,572 square feet. The applicant is saying the existing home area is 4,627 square feet. I've been using
the applicant's area for the calculations.
Victor is using Section 70 -72 to gain an additional 300 square feet for roof projections in his calculations. Is this the
correct use of this section.
Based on the applicant's information, they fall within the FAR limit with the 300 SF special exception. However, I believe
the Town will need a more definitive confirmation of these areas. For example,
• The survey provided doesn't include a total area on the document. A signed and sealed survey with the total
area on it should be provided to the Town before an action is taken.
• A breakdown of the existing areas of the house, signed and sealed by an architect, should be provided.
• A site plan with the proposed roof extensions should be provided. The site plan should include all setbacks.
• For the additional roof covering area proposed, we will need to see that provided on architectural plans, which
are signed and sealed by an architect.
If the applicant provides the above information, we will be relying on professionally obtained information —this
information is required to be accurate or the professional could risk losing their license.
According to everything I've seen, it looks like they are meeting the FAR allowance. But I would like to confirm it with the
requested information.
