The Mayor and City Clerk are hereby authorized and directed to execute a lease agreement with Midwest Tours and Travel, Inc., for the property located at 620 West McCarty. 3>: Section 2. S . w LEASE EXTENSION AGREEMENT k, ' THIS LEASE EXTENSION AGREEMENT,executed on this W - day of 1993,by and between the City of Jefferson,Missouri,herein termed"Lessor", and M4'west Tours and :trs• Travel, Inc., hereinafter termed "Lessee". . ^ WHEREAS Lessee wishes to extend the term of the lease contained in the original Lease executed on September 1, 1991; =}r WHEREAS, the extended term of the lease will be September 10, 1993 through September 9, 1994 . ± ' NOW, THEREFORE, the Lessor and Lessee agree to the following: 1. The term of the lease shall be extended to commence on September 10, 1993, at 12:01 a.m., and end on September 9, 1994 at midnight. h `Y 3. Paragraph 3 of the original Lease, executed on September 1, 1991, shall be amended as follows: 2. RENT The rent for the term of this lease shall be Five Hundred Ten Dollars($510.00) payable in advance on the 1st day of each month conditioned upon inter-city bus service remaining in operation. In the event inter-city bus service is not in operation, the rent for the term of this lease shall be One Hundred Seventy-five Dollars($175.00) payable in advance on the 1st day of each month. Such rental payments shall be made t at the City of Jefferson, 320 East McCarty Street, Jefferson City, Missouri 65101. ' 3. All other conditions shall remain in effect as stated in the original Lease executed on September 1, 1991. WHEREAS, Lessee wishes to extend the term of the lease contained in the original Lease executed on September 1, 1991; WHEREAS,the extended term of the lease will be September 10, 1992 through September 9, 1993. WARRANTY OF TITLE Lessor represents and warrants that: A. Lessor has a title interest to the premises and has full right and power to grant the estate demised and to execute and perform this lease; 4 M . ' B. Such utility ,z6 services shall be separately metered and Lessee shall pay such separately metered charges for utilities furnished to the leased premises and consumed by Lessee. 10. MAINTENANCE AND REPAIR ` Lessee, at its sole cost and expense, shall remove snow and ice from the ' sidewalks of the leased premises, and shall perform routine service and maintenance to the leased premises to keep same in good repair and appearance, ordinary wear and tear and loss by fire or other casualty excepted. In no event shall Lessee be required to make physical changes to the leased premises.
