Said sum shall be paid in equal monthly installments in the amounts of Four Hundred Seventy-five Dollars and No Cents ($475.00), with the first installment paid at the time of execution of this r lease and all subsequent monthly installments paid on the 1st day of each and every month hereafter. The removal of existing tanks and the installation of new tanks shall be at the sole cost and responsibility of Lessee. All removals and installations shall be in conformance with local, state and federal law and regulations. Lessee shall bear the costs and responsibility for obtaining any and all necessary permits to carry out the removal and installation. Lessee shall also be solely responsible for an and all necessary cleanup associated with the removal of the underground tanks. 4. All other terms and conditions of the Agreement except as herein modified shall remain in effect as stated in the original Agreement dated January 21, 1987, 5.
