ORDINANCE NO. 11773
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING,
AMENDING, AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF
THE CITY OF JEFFERSON, BY REZONING PROPERTY AT 1804 SUN VALLEY
DRIVE FROM RD, TWO FAMILY RESIDENTIAL, TO C-4, PLANNED
COMMERCIAL.
WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH' IN THE
ZONING CODE RELATING TO ZONING HAVE IN ALL MATTERS BEEN
COMPLIED WITH.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
Section 1. The following described real estate is rezoned from RD, Two Family
Residential, to C-4, Planned Commercial:
1804 Sun Valley Drive (Lot 213, Crader Addition)
Section 2. The property described above is hereby made subject to the
following conditions as provided in Section 35-72 of the Code:
a) The property shall be used only for office space.
b) No off-street parking shall be permitted in the front yard, except the
existing driveway may be maintained.
c) Only one sign shall be displayed on the property. This sign shall not be
illuminated, shall have a maximum height of four feet and a maximum
area of sixteen square feet.
d) A screen for rear yard parking shall be provided and may consist of
either fencing or landscape plantings.
e) The residential appearance of the building shall be maintained.
