AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING,
AMENDING, AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF ri
THE CITY OF JEFFERSON, BY REZONING THE VACANT TRACT OF LAND
BEHIND 121 LANDWEHR HILLS ROAD FROM RS-2, SINGLE FAMILY

WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE
t ZONING CODE RELATING TO ZONING HAVE IN ALL MATTERS BEEN
' COMPLIED WITH.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:

SECTION 1. The following described real estate is rezoned from RS-2, Single -:
Family Residential, to C-2, General Commercial:
The vacant tract behind 121 Landwehr Hills Road and located in
the southwest quarter of Section 15, Township 44 North, Range 11
West, Cole County, Missouri, and being more particularly described:
Beginning at the northeasterly corner of Lot No. 124 of Landwehr
Hills Subdivision, Section 3, per plat of record in Plat Book 7, pages 50
and 51, and replat of record in Plat Book 7, pages 74 and 75, Cole
County Recorder's Office; thence N 69° 48' 30" W, along he northerly

line of said Lot No. 124, 425.7 feet to the southeasterly corner of Lot 55,
Landwehr Hills, Section 2, per plat of record in Plat Book 6, page 103,
Cole County Recorder's Office; thence N 4° 33' 39" E, 147.62 feet to the
southwest corner of a tract conveyed to Thomas F. Graessle and wife,by
deed of record in Book 235, page 930, Cole County Recorder's Office;
thence S 78° 31' 10" E along the south line of said Graessle tract, 171.60
feet to the southeast corner thereof; thence N 5° 25' 30" E along the east
line of said Graessle tract to a point 150 feet south of the southerly
right-of-way line of East McCarty Street; thence S 72° 39' 30" E along
a line parallel to and 150 feet south of the southerly right-of-way line of
East McCarty Street to the east line of a tract conveyed to Edward H.
Wekenborg and wife, by deed of record in Book 240, page 36, Cole
County Recorder's Office; thence S 4n 27' 40" W along the east line of
