AN ORDINANCE OF THE CITY OF JEFFERSON,MISSOURI,AMENDING SECTION 8-60 "a
OF CHAPTER 8,ARTICLE V, FLOOD HAZARD REGULATIONS, OF THE CODE OF THE
CITY Op' •JEFFERSON, MISSOURI.
' BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,MISSOURI,AS
FOLLOWS: '

Section 1. Chapter 8 of the Code of the City of Jefferson,Missouri,is hereby amended '
by amending Section 8-60(Definitions)by the addition of one new definition which shall read
as follows: #`
' Section 8.60. Definitions.
;3 Substantial damage. Damage of any origin sustained by a structure whereby the cost ,
of restoring the structure to its before damaged condition would equal or exceed 50%
of the market value of the structure before the damage occurred.
' Section 2. Chapter 8 of the Code of the City of Jefferson,Missouri is hereby amended
by amending Section SS tion 8-60 (Definitions) by further repealing the definition of"Substantial
Y< ` Improvement" and enacting the following definition in lieu thereof:
Substantial improvement. Any reconstruction, rehabilitation, addition, or other
improvement of a structure, the cost of which equals or exceeds 50% of the market
:. value of the structure before the "start of construction"of the improvement. This term
includes structures which have incurred "substantial damage"regardless of the actual
repair work performed. The term does not, however,include either(1)any project for
tX„{ improvement of a structure to correct existing violations of state or local health,
sanitary, or safety code specifications which have been identified by the local code
a enforcement officer and which are the minimum necessary to assure safe living '
.r conditions or(2)any alteration will not preclude the structure's continued designation
as an "historic structure".
Section 3. This ordinance shall be in full force and effect from and after the date of
its passage and approval.
