AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , CHANGING, AMENDING,
AND MODIFYING THE ZONING MAP OF THE CITY OF JEFFERSON, BY AMENDING
CHAPTER 36, OF THE CODE OF THE CITY OF JEFFERSON, BY REZONING PRO-
PERTY ALONG THE PROPOSED IMPROVEMENT OF NORTH TEN MILE DRIVE, FROM
C-4 (PLANNED COMMERCIAL) TO C-1 (NEIGHBORHOOD COMMERCIAL) , FROM
RS-1 (RESIDENTIAL) TO RA-2 (RESIDENTIAL) , FROM RS-1 (RESIDENTIAL)
AND RA-2 (RESIDENTIAL) TO RA-1 (RESIDENTIAL) , FROM RS-1 (RESIDENTIAL)
TO PUD (PLANNED UNIT DEVELOPMENT) , AND RS-1 (RESIDENTIAL) TO RD
(RESIDENTIAL) .
WHEREAS IT APPEARS THAT THE PROCEDURES SET FORTH IN CHAPTER 36
RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS :
SECTION 1. The following described real estate be rezoned
as follows:
A. From C-4 (Planned Commercial) to C-1 (Neighborhood
Commercial) :
A tract of land in the Southeast quarter of Section 4 ,
Township 44 North, Range 12 West, in the County of Cole, Missouri ,
more particularly described as follows : From the Northeast corner
of the Southeast quarter of said Section 4; thence S 4° 07 ' 29"
E, along the Section line, 1167. 54 feet; thence S 64° 15 ' 13" W,
331. 45 feet; thence S 860 05' 38" W, 410.77 feet; thence S 41
07 ' 29" E, 30. 0 feet; thence N 811 55 ' 18" W, 198.57 feet; thence
N 76° 39 ' 24" W, 905. 25 feet; thence S 030 45 ' 20" E, to the center-
line of proposed North Ten Mile Drive (Missouri State Highway De-
partment Project 5-U-179-139) which is the beginning point of this
description; thence easterly along the centerline for a distance
of 240 feet; thence N 030 45 ' 20" W, to a point which is 550 feet
south of the centerline of existing North Ten Mile Drive; thence
southwesterly along a line which is 550 feet from and parallel
to the centerline of existing North Ten Mile Drive to the center-
line of proposed North Ten Mile Drive as described in Missouri
State Highway Department Project 5-U-179-139,; thence easterly
along the proposed centerline of the point of beginning.
B. The buffer zone in the C-4 District as described in Section
5 of Ordinance No. 9023 is hereby deleted except for the south 700
feet thereof.
C. From RS-1 (Residential) to RA-2 (Residential) :
That part of the following described property which is
® currently located in the RS-1 Residential District be rezoned
to the RA-2 Residential District:

(1) Part of the north half of the southeast quarter of
Section 4, Township 44 , Range 12, in the City of O'efferson, Cole
County, Missouri, more particularly described as .follows: From
the southeast corner of said Section 4; thence North 10 30' E,
42. 25 chains; thence North 870 25 ' W, 868. 84 feet, to the be-
ginning point of this description; thence South 20 19 ' W, to
the northerly line of the North Ten Mile Drive; thence westerly
along the said northerly line of the North Ten Mile Drive , to
the southeasterly corner of a tract conveyed to Donald C. Gentry,
by deed of record in Book 236, page 91, Cole County Recorder's
Office; thence North 30 50' 54" W, along the easterly line of
the said Gentry tract, 251.42 feet; thence South 870 25' E,
227. 95 feet, to the beginning point of this description.
(2) Also from RS-1 (Residential) to RA-2 (Residential) :
That part of the following described property which is
currently located in the RS-1 Residential District be rezoned
to the RA-2 Residential District:

W, 331. 45 feet; thence S 860 05 ' 38" W, 410. 77 feet; thence
N 40 07 ' 29" W, 629. 23 feet, to the point of beginning for this
description; thence continuing N 40 07 ' 29" W, 422. 81 feet to
the south line of North Ten Mile Drive; thence S 781 53' 50"
W, along said south line, 325. 06 feet; thence S 30 37 ' 46" E,
418.95 feet; thence N 790 38 ' 44" E, 328.21 feet to the point
of beginning.
(3) Also from RS-1 (Residential) to RA-2 (Residential) :
That part of the following described property which is
currently located in the RS-1 Residential District be rezoned
to RA-2 Residential District:

(M.S.H.D. Project 5-U-179-139) which is the beginning point of
this description; thence continuing N 040 07 ' 29" W, to a point
which is 422. 81 feet south of the south line of existing North
Ten Mile Drive; thence S 790 38 ' 44" W, to the easterly line of
the tract described in Section l.A. of this Ordinance; thence
S 30 45' 20" E, to the centerline of proposed North Ten Mile
Drive (M.S.H.D. Project 5-U-179-139) ; thence easterly along
the centerline to the point of beginning.

Residential District be rezoned to the RA-1 Residential District:

cularly described as follows : From the Northeast corner of the
Southeast quarter of said Section 4; thence S 41 07' 29" E,
along the Section Line, 1167. 54 feet; thence S 640 15' 13" W,
331.45 feet; thence S 860 05' 38" W, 410. 77 feet; thence N 40
07 ' 29" W, to the centerline of proposed North Ten Mile Drive
(M.S.H.D. Project 5-U-179-139) which is the beginning point
of this desctiption; thence westerly along the centerline to
the easterly line of the tract described in Section l.A. of
this Ordinance; thence S 30 45 ' 20" E, 190 feet; thence westerly
and parallel to the centerline of proposed North Ten Mile Drive
(M.S.H.D. Project 5-U-179-139) , 240 feet; thence S 30 43' 31"
E, to the centerline of the North Branch of Wears Creek; thence
northeasterly along the creek centerline to a point which is
South 40 07' 29" E, of the point of beginning; thence N 41 07 '
29" W, to the point of beginning.
E. From RS-1 (Residential) to RA-1 (Residential) :
A tract of land in the east one-half of Section 4, Town-
ship 44, Range 12 and being more particularly described as follows :
Beginning at the point where the north line of proposed
North Ten Mile Drive (M.S.H.D. Project 5-U-179-139) intersects
with the east line of Section 4; thence N 04° 08 ' 29" W, 125
feet; thence S 851 52 ' 31" W, 310 feet; thence S 04° 07 ' 29"
E, to a point which is 150 feet north of the north line of pro-
posed North Ten Mile Drive (M.S .H.D. Project 5-U-179-139) ;
thence westerly along a line which is 150 feet from and parallel
to said north line to the easterly line of the tract described
in Sec. l.C. (3) of this Ordinance; thence S 041 07 ' 29" E, to
the centerline of the North Branch of Wears Creek; thence
northeasterly along the creek centerline to the easterly section
line of Section 4; thence N 04° 07 ' 29" W, along the Section
line to the point of beginning.
F. From RS-1 (Residential) to PUD (Planned Unit Development) :
Part of the West half of Section 3, Township 44 North,
Range 12 West, more particularly described as follows : Beginning
at the point where the centerline of existing North Ten Mile Drive
intersects with the westerly line of Section 3; thence easterly
along the centerline of existing North Ten Mile Drive to the quarter
quarter section line; thence S 50 43 ' E, to the centerline of the
North Branch of Wears Creek; thence southwesterly along the creek
centerline to the westerly line of Section 3; thence N 040 07 '
29" W, to the point of beginning.
G. From RS-1 (Residential) to RD (Residential) :
A tract of land in the east one-half of Section 4, Township
44, Range 12, more particularly described as follows: From the
Northeast corner of the Southeast quarter of said Section 4;
thence S 40 07 ' 29" E, along the Section line , 1167. 54 feet;

westerly line of the tract described in Section 1.E. of this
Ordinance; thence S 040 07' 29" E, to the point of beginning.
SECTION 2. This ordinance shall be in full force and effect
from and after its passage and approval.
