AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , ACCEPTING AND
APPROVING THE PLAT OF GORDON FOREST CONDOMINIUMS , A SUBDIVISION
OF THE CITY OF JEFFERSON, MISSOURI , AS HEREIN DESCRIBED.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI ,
AS FOLLOWS.
SECTION 1 . Gordon Builders and Associates Incorporated,
Daniel J. Gordon, President , and Darrel C . Gordon,
Secretary, owners of the real estate hereinafter described and
situated in the City of Jefferson, Missouri , have submitted to
the Council a plat of said real estate , being located in
Jefferson City, County of Cole , Missouri , and more particularly
described as follows:
Alk Part of the Northeast Quarter of the Southwest Quarter and part
of the South Half of the North Half , all in Section 9 , Township
. 44 North, Range 12 West , in the City of Jefferson, Missouri, more
particularly described as follows : From the southwest corner of

to the beginning point of this description. Subject to a roadway
easement as described in Book 246 , page 254 , Cole County
Recorder ' s Office.
SECTION 2 . It appears that said plat has been duly and
properly signed and accepted by the owners of said subdivision
known and referred to as Gordon Forest Condominiums , that all
taxes have been paid, and that in all respects the requirements
of Chapter 445 , Revised Statutes of Missouri , and amendments
thereto, entitled , "Plats" , have been fully complied with by the
aforesaid owners of said subdivision, and that in all respects
the requirements of the Planning and Zoning Commission of the
City of Jefferson, Missouri , relating to plats and subdivisions ,
have been complied with.
SECTION 3 . The plat of Gordon Forest Condominiums , lying ,
being and situated within the corporate limits of the City of
Jefferson, Missouri, as shown by the said plat hereto attached
and made part of this ordinance , is hereby approved and accepted
by the City Council of the City of Jefferson, and the Mayor and
the City Clerk are authorized and directed to endorse acceptance
of said plat thereon and to certify to the approval of said plat
under the seal of the City of Jefferson, Missouri.
SECTION 4. This ordinance shall be in full force and
effect from and after the date of passage and approval.

Dear Mayor Hartsfield:
On behalf of our client , 011ie Mae Knipp, we hereby
confirm that as a part of the transaction involving a
conveyance of property in Section 9, Township 44, Range
12, in Cole County, Missouri , to Gordon Builders and
Associates, Inc. , our client made the following commitments:
1. To bring the portion of Hobbs Road described in
Attachment A hereto up to the standards required for a
street to be accepted by the City ;
2. To make the improvement by January 1, 1985, unless
a delay is otherwise agreed to by the Grantee; and
3. To dedicate the portion of Hobbs Road described
in Attachment A by January 1, 1985, unless a delay occurs
as described in the previous paragraph.
I understand that when the construction is approved
by the City, the City will thereafter assume the responsi-
bility for the maintenance of the street .
Please advise us if any further information would
be of assistance at this time .

Grant No. 1. A roadway easement over a portion of Hobbs
Road in Jefferson City, Missouri , said portion of Hobbs
Road being a 60 foot strip of land of even width located in
the Southeast Quarter of the Northwest Quarter and in the
Northeast Quarter of the Southwest Quarter, all in Section
9, Township 44, Range 12, Cole County, Missouri , the centerline
of said 60 foot of land being more particularly described
as follows:
From the southwest corner of the Southeast quarter of the
Northwest quarter of said Section 9; thence easterly along
the quarter quarter section line 275 feet; thence South 06
degrees 44 minutes East , 80.87 feet to the point of beginning
of said centerline ; thence North 06 degrees 44 minutes
West, 926.85 feet ; then on a curve to the left having a
radius of 283. 50 feet, a distance of 442.83 feet to the
quarter quarter section line and the point of termination
of the description of said centerline.
Exception therefrom, however, that part of Hobbs Road pre-
viously conveyed to the State Highway Commission of Missouri
(now the Missouri Highway and Transportation Commission) .
Grant No. 2. A roadway easement over the property, if any,
which lies between the southernmost 60 feet of that portion
of Hobbs Road described in the foregoing "Grant No. 1" and
(b) a sixty foot line which is located in the Southeast
quarter of the Northwest quarter of Section 9, Township 44,
Range 12, Cole County, Missouri , the said line being more
particularly described as follows :
From the southwest corner of said quarter quarter section;
thence North 84 degrees 16 minutes 56 seconds east along
the quarter Section line, 305.58 feet; thence south 06
degrees 43 minutes 37 seconds East , 20. 87 feet to the
beginning point of said "sixty foot line", thence south 06
degrees 43 minutes 37 seconds East, 60 feet, to the termin-
ation point of said line.
