ORDINANCE NO. IOC S 2
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , ACCEPTING AND
APPROVING THE PLAT OF TANNER BRIDGE ESTATES, A SUBDIVISION OF THE
CITY OF JEFFERSON, MISSOURI.
WHEREAS, Cole County Group Home for the Developmentally
Disabled, Frank H. Kempker, Jr. , President, owner of the real
estate hereinafter described, having submitted to the Council a
plat of said real estate, being located in Jefferson City, County
of Cole, Missouri, and more particularly described as follows :
Part of the Northeast Quarter of the Northeast
Quarter of Section 24 , Township 44 North, Range 12
West, in the City of Jefferson, County of Cole,
Missouri, being more particularly described as follows :
From the Northwest corner of the Northeast Quarter
of the Northeast Quarter of said Section 24 ; thence N
86° 00 ' 53" E along the Section Line, 165 .0 feet to the
Northeast corner of Tract "C" as described in Book 253,
Page 17, Cole County Recorder' s Office and the point of
beginning for this description; thence continuing N 86°
00 ' 53" E along the Section Line, 336. 10 feet to the
Northwest corner of a tract described in Book 247, Page
291, Cole County Recorder's Office; thence leaving the
Section Line and along the West Line of the said tract
described in Book 247, Page 291, S 120 15 ' 18" E, 30.00
feet to the Southwest corner thereof; thence N 860 00'
53" E along the South Line of said tract, 30 .00 feet to
the Southeast corner thereof; thence S 12° 15 ' 18" E
along the West Line of a tract described in Book 249,
Page 165, Cole County Recorder's Office, 70.00 feet to
the Southwest corner thereof; thence N 860 00 ' 53" E
along the South Line of said tract described in Book
249 , Page 165, 200.00 feet to the Southeast corner
thereof, said Southeast corner also being on the West
Line of Tanner Bridge Road as described in Book 201,
Page 168, Cole County Recorder's Office; thence
Southerly along the said West Line of Tanner Bridge
Road the following courses : S 12° 15 ' 18" E, 162.05
feet; on a curve to the right having a radius of 542.95
feet, a distance of 271.84 feet (Chord Bearing = S 020
05 ' 17" W, Chord = 269 .01 feet ) ; S 160 25' 53" W, 62.47
feet to the Northeast corner of a tract described in
Book 286, Page 525, Cole County Recorder's Office;

thence leaving the West Line of said Tanner Bridge Road
and along the North Line of said tract described in
Book 286, Page 525 on a bearing of S 870 07 ' 16" W,
560.40 feet to the Northwest corner of said tract
described in said Book 286, Page 525; thence leaving
said North Line on a bearing of N 030 18 ' 41" W, 574 .59
feet to the point of beginning.
Containing in all, 7.43 acres .
WHEREAS, it appearing that said plat has been duly and
properly signed and accepted by the owner of said subdivision,
known and referred to as Tanner Bridge Estates , that all taxes
have been paid, and that in all respects the requirements of
Chapter 445, RSMo, entitled "Plats" have been fully complied with
by the owner of said subdivision, and that in all respects the
requirements of the Planning and Zoning Commission of the City of
Jefferson, Missouri, relating to plats and subdivisions , have
been complied with.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
Section 1. The plat of Tanner Bridge Estates , lying, being
and situated within the corporate limits of the City of
Jefferson, Missouri, as shown by the said plat attached hereto
and made a part of this ordinance, is hereby approved and
accepted by the City Council of the City of Jefferson, Missouri.
Section 2. The Mayor and City Clerk are hereby authorized
and directed to endorse acceptance of said plat hereon and to
certify the approval of said plat under the seal of the City of
Jefferson, Missouri.
Section 3. This ordinance shall be in full force and effect
from and after the date of its passage and approval.
