AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , ACCEPTING AND APPROVING THE PLAT OF LAHR SUBDIVISION, SECTION 3 , A SUBDIVISION OF THE CITY OF JEFFERSON, MISSOURI . WHEREAS, Joseph Lahr and Rose M. Lahr, owners of the real estate hereinafter described, having submitted to the City Council a plat of said real estate, being located in Jefferson City, County of Cole, Missouri, and more particularly described as follows : Part of Private Survey No. 2701, Township 44 North, Range 11 West , and all of Lots 10 thru 15, and part of Woodridge Drive in Lahr Subdivision, Section One, per plat of record in Plat Book 9, Page 79, Cole County Recorder's Office, in the City of Jefferson, County of Cole, Missouri, being more particularly described as follows: Ashk Beginning at the most Northerly corner of Lot 39 in IF Luebbert-Rothove Subdivision, Section Two, per plat of record in Plat Book 8, Page 11, Cole County Recorder's Office; thence S 001 28 ' 00" W, along the West Line of said Luebbert-Rothove Subdivision, Section Two, 831 .59 feet, to the Northeast corner of Lot 6 in said Lahr Subdivision, Section One, thence S 840 42 ' 00" W, along the North Line of said Lot 6, 132 . 79 feet , to the Northwest corner thereof; thence continuing S 840 42 ' 00" W, 60 .00 .feet to the West Line of said Woodridge Drive; thence N 050 18 ' 00" W, along the West Line of said Woodridge Drive, 227 .02 feet to the Northeast corner of Lot 9 in said Lahr Subdivision, Section One; thence S 840 42' 00" W, 140.64 feet ( Deed S 84° 42 ' 00" W, 143. 23 feet ) to the East Line of Landwehr Hills Subdivision, Section 3, per plat of record in Plat Book 7, Page 50 and 51; thence N 050 18' 54" W, along the East Line of said Landwehr Hills Subdivision, Section 3, and the East Line of a tract as described in Book 229 , Page 375, Cole County Recorder's Office, 963 .48 feet, to the Southwesterly corner of a tract as described in Book 228, Page 206, Cole County Recorder's Office; thence along the Southerly Lines of the tracts as described in Book 228, Page 206; Book 228, Page 299; Book 228, Page 300; Book 228, Page 298; Book 228, Page • r� -2- 297; and Book 257, Page 650 , Cole County Recorder's Office, along the following courses and distances : S 700 46 ' 51" E, 243. 72 feet; thence N 72° 01' 00" E, 15.83 feet; thence S 390 27 ' 001" E, 320 . 75 feet to the POINT OF BEGINNING. Contains in all 8 .63 acres . WHEREAS, it appearing that said plat has been duly and properly signed and accepted by the owners of said subdivision, known and referred to as Lahr Subdivision, Section •3, that all taxes have been paid, and that in all respects the requirements of Chapter 445, RSMo, entitled "Plats" have been fully complied with by the owners of said subdivision, and that in all respects the requirements of the Planning and Zoning Commission of the City of Jefferson, Missouri, relating to plats and subdivisions have been complied with. NOW, THEREFORE, BE IT ENACTED BY THE CITY COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: SECTION 1. The plat of Lahr Subdivision, Section 3, lying, being and situated within the corporate limits of the City of Jefferson, Missouri, as shown by the said plat attached hereto and made a part of this ordinance, is hereby approved and accepted by the City Council of the City of Jefferson, Missouri. SECTION 2. The Mayor and City Clerk are hereby authorized and directed to endorse acceptance of said plat hereon and to certify the approval of said plat under the seal of the City of Jefferson. SECTION 3. This ordinance shall be in full force and effect from and after the date of its passage and approval. Passed: j � _ Approved: r s id' ig- cer MV . .ATTEST: City Clerk REPORT ON SUBDIVISION PLAT RE: Request submitted by Central Missouri Professional Services , on behalf of Joseph and Rose M. Lahr, for approval of a final plat of Lahr Subdivision, Section 3. The preliminary plat called for Woodridge Road to continue and curve to the north so it would intersect with Fredricks Lane. At the time of preliminary plat approval ( 1977 ) , an elementary school was to be located on Fredricks Lane. The Board of Education no longer plans to build the school and the former school site has been sold and subdivided. The purpose of the connection of Woodridge and Fredricks was to improve circulation and ease of access to the school. With the absence of the school, the connection is no longer essential. A cul-de-sac is therefore proposed. There will be a paved street connection between Woodridge and Fredricks ; it will be immediately south of Lot 7. The old Woodridge Road right-of-way needs to be vacated prior to the approval of this plat . The Planning and Zoning Commission recommends that the right-of-way be vacated and the plat be approved. The Public Works and Planning Committee also recommends that the right-of-way be vacated. .D. R.
