ORDINANCE NO.
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND
APPROVING THE PLAT OF RIVERHILLS ADDITION, SECTION 2, A
SUBDIVISION OF THE CITY OF JEFFERSON, MISSOURI.
WHEREAS, Riverhills Addition Partnership, Michael W.
Beasley, Partner, and Margaret A. Rehma, Partner, owner of the
real estate hereinafter described, having submitted to the City
Council a plat of said real estate, being located in Jefferson
City, County of Cole, Missouri, and more particularly described
as follows:
Part of the Southwest Quarter of Section 1, Township 44
North, Range 12 West, in the City of Jefferson, County
of Cole, Missouri, more particularly described as
follows:
From the northeast corner of the Southwest Quarter of
said Section 1; thence S 860 54 ' 33" W, along the
Quarter Section Line, 1000.00 feet to the northeast
corner of RIVERHILLS ADDITION, SECTION 1, as per plat
of record in Plat Book 11, Page 281, Cole County
Recorder's Office; thence southerly along the easterly
line of said RIVERHILLS ADDITION, SECTION 1, the
following courses, S 430 07 ' 34" E, 288.33 feet; thence
S 030 11' 04" E, 60.00 feet; thence S 37° 37 ' 21" W,
143.24 feet; thence S 230 30 ' 25" W, 267.60 feet;
thence S 130 31' 50" W, 78. 16 feet, to the southeast
corner of Lot 10 of said RIVERHILLS ADDITION, SECTION
1, and the POINT OF BEGINNING for this description;
thence leaving the easterly line of said RIVERHILLS
ADDITION, SECTION 1, N 73° 08 ' 37" E, 173. 73 feet;
thence S 080 30 ' 31" E, 75.00 feet; thence N 81° 29 '
29" E, 183 .68 feet; thence S 110 10 ' 39" E, 110. 12
feet; thence S 090 52 ' 30" E, 50.01 feet to the
northeast corner of a tract described by deed of record
in Book 289, Page 111, Cole County Recorder's Office;
thence S 810 29 ' 29" W, along the north line of said
tract 110.00 feet to the northwest corner thereof;
thence S 08° 30 ' 31" E, along the west line of said
tract, 100.00 feet to the southwest corner thereof;
thence S 810 29 ' 29" W, 660. 34 feet; thence N 090 51'
46" E, 342.72 feet, to the southwest corner of the
aforementioned RIVERHILLS :ADDITION, SECTION 1; thence
along -the boundary of said RIVERHILLS ADDITION, SECTION
1, the following courses , S 800 08' 14" E, 245.00 feet;

thence N 39° 13 ' 14" E, 91. 79 feet to the POINT OF
BEGINNING. Containing 4 . 51 acres .
Bearings are based on RIVERHILLS ADDITION, SECTION 1,
per plat of record in Plat Book 11, Page 281, Cole
County Recorder's Office.
WHEREAS, it appearing that said plat has been duly and
properly signed and accepted by the owner of said subdivision,
known and referred to as Riverhills Addition, Section 2, that all
taxes have been paid, and that in all respects the requirements
of Chapter 445, RSMo, entitled "Plats" have been fully complied
with by the owner of said subdivision, and that in all respects
the requirements of the Planning and Zoning Commission of the
City of Jefferson, Missouri, relating to plats and subdivisions
have been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE CITY COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI , AS FOLLOWS:
SECTION 1. The plat of Riverhills Addition, Section 2,
lying, being and situated within the corporate limits of the City
of Jefferson, Missouri, as shown by the said plat attached hereto
and made a part of this ordinance, is hereby approved and
accepted by the City Council of the City of Jefferson, Missouri.
SECTION 2. The Mayor and City Clerk are hereby authorized
and directed to endorse acceptance of said plat hereon and to
certify the approval of said plat under the seal of the City of
Jefferson.
SECTION 3. This ordinance shall be in full force and effect
from and after the date of its passage and approval.
