U" AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND APPROVING THE REPLAT OF PART OF PRIMROSE VALLEY ESTATES, SECTION IV, AND THE SOUTHEAST PART OF THE NORTHEAST QUARTER OF SECTION 11, TOWNSHIP 44 NORTH, RANGE 12 WEST, A SUBDIVISION OF THE CITY OF JEFFERSON. WHEREAS, Willard W. Manning and Lenora E. Manning, owners of the real estate hereinafter described, having submitted to the City Council a plat of said real estate, being located in Jefferson City, County of Cole, Missouri, and more particularly described as follows: Lots 33, 34, 41 and 42 of Primrose Valley Estates, Section IV, located in the northeast part of the southeast quarter of Section 11, and a tract as per Book 293, Page 185 of the Cole County Records, located in the southeast part of the northeast quarter of said Section 11, all in Township 44 North, Range 12 West, City of Jefferson, Cole County, Missouri, described as follows: Beginning at -the east quarter corner of said Section 11, said point being the northeast corner of Lot 42 of said Primrose Valley Estates, Section IV: thence southerly, along the Section line, S 040 00' 00" E, 197. 60 feet to the southeast corner of said Lot 42; thence westerly along the southerly line of said Lot 42, S 640 12' 00" W, 143.86 feet to the easterly right-of-way line of Primrose Court; thence along said right-of-way N 251 48 ' 00" W, on a curve to the left, having a radius of 50.00 feet and an arc length of 130. 15 feet to the southeasterly corner of Lot 41; thence leaving the right-of-way, and now westerly along the southerly line of said Lot 41, N 840 56' 00" W, 173.62 feet -to the southwest corner thereof: thence northerly along the west line of said Lot 41, N 070 08' 00" E, 68.41 feet to the southeasterly corner of Lot 34; thence westerly along the southerly line of said Lot 34, S 820 31 ' 00" W, 156.42 feet to the easterly right-of-way line of Briarwood Court; thence along said right-of--way line, N 070 29 ' 00" W, on a curve to the left having a radius of 50.00 feet and an arc length of 113. 43 feet to the southeast corner of Lot 33; thence leaving the right-of-way and now northwesterly along the southerly line of said Lot 33, N 510 44' 00" W, 213.88 feet to the northwest corner of said Lot 33 at the quarter section line between the northeast and southeast quarters of said Section 11; thence easterly along the north line of said Lot 33 and the quarter section line, N 860 01 ' 42" E, r 70.33 feet to the nouthwest corner of the tract as per Book 293, Page 185; thence northerly and easterly Belong the west and north lines of said tract on the following courses' N 050 14' 57" W, 109.00 feet; thence N 480 02' 00" E, 126.20 feet; thence N 520 37' 57" E, 84.69 feet; thence N 560 30' 18" E, 94.83 feet; thence N 700 40' 28" E, 107.54 feet; thence N 800 39' 14" E, 97.22 feet; thence N 690 33' 07" E, 64.58 feet: thence N 440 16' 24" E, 60. 57 feet; thence N 470 54' 34" E, 197.37 feet to the east line of the northeast quarter of said Section 11; thence south along the Section line, S 040 18 ' 11" E, 498 . 08 feet to the point of beginning. Containing 8.219 acres. WHEREAS, it appearing that said plat has been duly and properly signed and accepted by the owners of said subdivision, known and referred to as Replat of Part of Primrose Valley Estates, Section IV, and the Southeast Part of the Northeast Quarter of Section 11, Township 44 North, Range 12 West, that all taxes have been paid, and that in all respects the requirements of Chapter 445, RSMo, entitled "Plats" have been fully complied with by the owners of said subdivision, and that in all respects the requirements of the Planning and Zoning Commission of the City of Jefferson, Missouri, relating to plats and subdivisions have been complied with. NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: SECTION 1. The Replat of Part of Primrose Valley Estates, Section IV, and the Southeast Part of the Northeast Quarter of Section 11, Township 44 North, Range 12 West, lying, being and situated within the corporate limits of the City of Jefferson, Missouri, as shown by the said plat attached hereto and made a part of this ordinance, is hereby approved and accepted by the City Council of the City of Jefferson, Missouri. SECTION 2. The Mayor and City Clerk are hereby authorized and directed to endorse acceptance of said plat hereon and to certify the approval of said plat under the seal of the City of Jefferson.
