AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING,
AMENDING, AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE
CITY OF JEFFERSON, BY REZONING .88 ACRES OF LAND AT 2820 SOUTH
TEN MILE DRIVE FROM C-0 (OFFICE COMMERCIAL) TO C-2 (GENERAL
COMMERCIAL),
WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE ZONING
CODE RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH,
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
SECTION 1. The following described real estate is rezoned
from C-0 (Office Commercial) to C-2 (General Commercial) :
A part of the Southeast Quarter of the Northeast
Quarter of Section 10, Township 44 N. Range 12 W, and a
part of Lot No. 3, Kenborg Hills, as per Plat of
Record, Plat Book 5, Page 11, Cole County Recorder's
Office, situated in the County of Cole, Missouri, being
more particularly described as follows:
From the northeast corner of the Southeast Quarter of
the Northeast Quarter of Section 10, Township 44 N,
Range 12 W, thence west along the Quarter Quarter
Section Line, 673.20 feet, to the northwest corner of
the East one-half of the Southeast Quarter of the
Northeast Quarter of Section 10, thence S 20 41 ' 45" W,
along the West Line of the East one-half of said
Quarter Quarter, 271.28 feet, thence S 780 37' 29" W,
2.93 feet, to the Westerly right-of-way of South Ten
Mile Drive connection to U. S. Hwy No. 50 as recorded
in Book 184, Page 398, Cole County Recorder' s Office,
and the true point of beginning for this description,
thence S 410 02' 35" W, along said right-of-way, 292.09
feet, to the northerly line of a tract described in
Book 114, Page 507, Cole County Recorder' s Office,
thence N 710 08' 13" W, along said northerly line,
107.08 feet, thence N 40 41 ' 45" E, 66.84 feet, to the
southeasterly corner of Lot No. 3, Kenborg Hills, Plat
Book 5, Page 11, Cole County Recorder's Office, thence
N 560 40' 48" W, along the Southerly line of said Lot,
147.87 feet, to the southwesterly corner of Lot No. 3,
thence N 40 05' 39" E, along the westerly line of said lot,
2.36 feet to the southerly right-of-way of Business Route
No. 50, thence in an easterly direction along and with said
right-of-way on the following courses and distances, S 870
21' 01" E, 126.54 feet, thence N 870 34' 09" E, 100.43 feet,
thence N 780 37' 29" E, 188.01 feet, to the point of
beginning. Containing in all 0.88 acres.
SECTION 2. This ordinance shall be in full force and effect
from and after its passage and approval.

REs Request submitted by William W. and Carol A. Schneider
and Charles Weber to rezone .88 acres at 2820 South Ten
Mile Drive from C-O (office commercial) to C-2 (general
commercial) .
In August of 1985, this property was rezoned from RS-1
(single family) to C-O (office commercial) .
Modern Business Systems , Inc. is interested in using the
property for their new regional offices . The principal use of
the building is to be office; however, Modern Business Systems,
Inc. would like to do a .limited amount of sales and service work
in the building. General service and repair establishments are
first listed as Permissive Uses in the C-2, General Commercial
District; they are Conditional Uses in the C-1 Neighborhood
Commercial District.
No one appeared in opposition to this request. The Planning
and Zoning Commission, by unanimous vote, recommends this request
be approved.
