HomeMy Public PortalAboutORD10777 BILL NO. 86-171 SPONSORED BY COUNCILMAN WOODMAN ORDINANCE NO. 77 AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING, AMENDING AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF JEFFERSON, BY REZONING A TRACT OF LAND CONTAINING APPROXIMATELY 6.95 ACRES AT 1600 SOUTHWEST BOULEVARD FROM RA-1 (MULTIPLE DWELLING) TO RA-2 (MULTIPLE DWELLING) . WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE ZONING CODE RELATING TO ZONING HAVE IN ALIT MATTERS BEEN COMPLIED WITH, NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: SECTION 1. The following described real estate is rezoned from RA-1 (multiple dwelling) to RA-2 (multiple dwelling), towit: Part of the Northwest quarter of the Southwest quarter of Section 13, Township 44, Range 12, containing 6.95 acres, more or less, and described more particularly as follows: From the northwest corner of the Northwest quarter of the Southwest quarter of Section 13, Township 44, Range 12; thence south along the Section line, 471.24 feet, to the southwest corner of a tract conveyed to Burke Jameson and wife, by Warranty Deed of record in Book 132, Page 329, Cole County Recorder's Office, and the beginning point of this description; thence continuing south along the said Section line 400 feet, to the northwest corner of a tract conveyed to T. C. Horstmann and wife, by Warranty Deed of record in Book 139, Page 621, Cole County Recorder's Office: thence South 890 48-1/2 ' East, along the north line of the said Horstmann tract, 918.85 feet, more or less, to the westerly line of Zehender Road; thence in a northwesterly direction along the westerly line of said road, 475 feet, more or less, to the south line of the said Jameson tract; thence North 891 48-1/2 ' West, along the south line of the said Jameson tract, 706.65 feet, to the point of beginning. Except a tract described in Book 179, Page 458, Cole County Recorder's Office and Except a tract described in Book 182, Page 797, Cole County Recorder' s Office. Bearings are magnetic. Neutzler, Jr. , to rezone approximately 6. 95 acres at 1600 Southwest Boulevard from RA-1 (multiple dwelling) to RA-2 (multiple dwelling) . This property, which is located on the west side of Southwest Boulevard and south of Memorial Hospital, was rezoned from RS-2 (single family) to RA-1 (multiple dwelling) in 1984 . Because of the high cost of extending sewer to the property, the applicant desires RA-2 (multiple dwelling) zoning. The RA-2 district permits a higher density of multiple dwellings than does the RA-1 district . The required lot area per family is 1, 500 square feet in the RA-2 district and 2, 500 square feet in the RA- 1 district. The applicant also feels the property has potential for office use because of proximity to the hospital. Offices are allowed as a Conditional Use in the RA-2 district; offices are not a Conditional Use in the RA-1 district. AWIL No one appeared in oppc i..tion to the request .
