AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING, AMENDING, AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF JEFFERSON, BY REZONING LAND IN THE WEST ONE-HALF OF SECTION 21, TOWNSHIP 44 NORTH, RANGE 11 WEST, AND BEING EAST OF EASTLAND DRIVE AND SOUTH OF U.S. ROUTE 50-63 FROM RD, RA-2 AND PUD TO RS-2 AND REZONING 4.3 ACRES FROM RA-2 TO PUD. WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE ZONING CODE RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH. NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: SECTION 1. The following described real estate is rezoned from RD to RS-2: Lots 21, 22, 23, 29, 30 and 31 of Schotthill Woods Subdivision, Section 1. RP AND, The following described real estate is rezoned from RA2 to RS-2: Lots 24, 25 and 26 of Schotthill Woods Subdivision, Section 1, and Lots 63, 64 and 65 of Schotthill Woods Subdivision, Section 2. Passed: 7��^ zc��� �, ((1117- Approved: lLi�q_sidiqb Officer M ATTEST: City Clerk REZONING PUBLIC HEARING February 2, 1987 RE: Requests of the Schotthill Woods Corporation to rezone certain lots from RD (Duplex) , RA-2 (Multiple Family) and PUD to RS-2 (Single Family) , AND To rezone 4 .3 acres from RA-2 (Multiple Family) to PUD. The Schotthill Woods Subdivision is at the southeast corner of Eastland Drive and U.S. Route 50-63 . The owners of this subdivision are making changes to their initial development plan. These changes, for the most part, were initiated by the Highway Department's need for a part of Schotthill Woods for the future Eastland/U.S. 50-63 interchange. The requests for RS-2 (Single Family) zoning involves the down-zoning of property from a less restrictive use to the more restrictive single family use. This down-zoning is requester': �_:cir lots around the Fox Trail cul-de-sac and for over 2, 000 feet of lot frontage on Deer Trail. The requests for RS-2 zoning fulfill a commitment made by the developer to the neighborhood. The request for the PUD (Planned Unit Development ) zoning is for land which is to the east of any platted lots and abuts the U.S. Route 50-63 right-of-way. It is approximately 1, 200 feet from the nearest existing dwelling. If rezoned, this would be an extension of an existing PUD District . The tract is currently bounded by PUD zoning on the south and west, by RA-2 (Multiple Family) on the east and by the highway on the north. The developer wants the RA-2 zoning, which extends into the PUD District, to be eliminated to create a more regularly--shaped PUD District. Decreasing the irregularity of the PUD District will aid the developer in the design layout of the PUD District. The developer 's desire to have the property rezoned is also influenced by his grading operations . The City will have more design control over the tract if it is rezoned to PUD. No one spoke in opposition to these rezoning requests . The Planning and Zoning Commission, by unanimous vote at its meeting of January 8, 1987 , recommends that the requests by approved. D. R.
