AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , ACCEPTING AND
APPROVING THE PLAT OF SYLVAN HILLS SUBDIVISION, SECTION ONE, A
SUBDIVISION OF THE CITY OF JEFFERSON.
WHEREAS, Cemdel Incorporated, Dr. Joseph S. Summers ,
President, owner of the real estate hereinafter described, having
submitted to the City Council a plat of said real estate , being
located in Jefferson City, Cole County, Missouri, and more
particularly described as follows:
Block One of Sylvan Hills Subdivision, Section One, is
part of the Southeast Quarter of Section 35, Township
45 North, Range 12 West , in the City of Jefferson, Cole
County, Missouri, more particularly described as
follows:
From the southwesterly corner of Lot 18 of "RIVERVIEW
Ah ADDITION - SECTION TWO" , as per plat of record in Plat
Book 7 , page 31 , Cole County Recorder' s Office; thence
S 580 15' 00" W, 321 .73 feet to the easterly line of
Boonville Road; thence S 310 441 59" E, along said
easterly line, 668.83 feet to the southwesterly corner
of the tract described by deed of record in Book 174 ,
page 537 , Cole County Recorder' s Office; thence S 31 °
57' 34" E, along the easterly line of Boonville Road,
620 .00 feet to the POINT OF BEGINNING for this
description; thence continuing .S 310 57 ' 34" E, along
the easterly line of Boonville Road, 272 .34 feet to the
northerly line of a 25 foot wide roadway, being also
the northerly line of "SUNSET PLACE ADDITION" , as per
plat of record in Plat Book 2 , page 47 , Cole County
Recorder' s Office; thence N 41° 50' 54" E, along the
northerly line of said "SUNSET PLACE ADDITION" , 145.78

westerly on a curve to the left having a radius of

215.00 feet to the POINT OF BEGINNING for this
description; thence continuing S 31° 57' 34" E, along
the easterly line of Boonville Road, 225. 00 feet to the
northwesterly corner of a tract described by deed of
record in Book 222 , page 94 , Cole County Recorder' s
Office; thence N 58° 02 ' 26" E, along the northerly
line of said tract , 125 .00 feet to the northeasterly

26" W, 138. 70 feet to the POINT OF BEGINNING.
WHEREAS, it appearing that said plat has been duly and
properly signed and accepted by the owner of said subdivision,
known and referred to as Sylvan Hills Subdivision, Section
One , that all taxes have been paid, and that in all respects the
requirements of Chapter 445 , RSMo, entitled "Plats" have been
fully complied with by the owner of said subdivision, and that in
all respects the requirements of the Planning and Zoning
Commission of the City of Jefferson, Missouri, relating to plats
and subdivisions have been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI , AS FOLLOWS:
SECTION 1. The plat of Sylvan Hills Subdivision, Section
One , lying, being and situated within the corporate limits of the
City of Jefferson, Missouri, as shown by the said plat attached
hereto and made a part of this ordinance, is hereby approved and
accepted by the City Council of the City of Jefferson, Missouri.
SECTION 2 . The Mayor and City Clerk are hereby authorized
and directed to endorse acceptance of said plat hereon and to
certify the approval of said plat under the seal of the City of
® Jefferson.

SECTION 3. This ordinance shall be in full force and effect
from and after the date of its passage and approval.
