ORDINANCE NO.
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , CHANGING,
AMENDING, AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE
CITY OF JEFFERSON, BY REZONING A TRACT OF LAND IN THE SOUTHWEST
QUARTER OF SECTION 4 , TOWNSHIP 44 NORTH, RANGE 12 WEST, FROM RA-2
TO RS-2 AND BY REZONING A TRACT OF LAND IN SAID SOUTHWEST QUARTER
FROM RS-2 to C-4 .
WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE ZONING
CODE RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
SECTION 1. The following described real estate is rezoned
from RA-2 to RS-2 :
From the northwest corner of the Southwest Quarter of
said Section 4; thence N 850 57 ' 52" E, along the
Quarter: Section Line, 274 . 89 feet to the POINT OF
Am BEGINNING for this description; thence continuing N 850
qff 57 ' 52" E, along the Quarter Section Line, 1.849 .22 feet
to the westerly line of Scott Station Road; thence S
37° 05' 53" E, along the westerly line of said Scott
Station Road, 632 .49 feet; thence S 67° 24 ' 07" W,
338.53 feet; S 090 50 ' 09" E, 403. 73 feet to a point on
the north line of a tract of land described by deed of
record in Book 228, Page 627 , Cole County Recorder' s
Office; thence S 86° 52 ' 59" W, along the north line of

REZONING
PUBLIC HEARING
AUGUST 3, 1987
RE : A request filed by Mary Julia Smith and Marjorie L.
Dix to rezone property west of Scott Station Road and
in proposed Mall Ridge Addition - Section 5 , 6 , and 7
from RA-2 (multi-family residential) and C-4 (planned
commercial ) to RS-2 (single family residential) and
C-4 (planned commercial ) .
The purpose of the C-4 rezoning is to make the C-4 zoning
district match the lot lines of the recently approved plat .
Since there currently is no demand for multi-family lots,
the owners wish to develop the property with single family
residences . A wooded area will separate the single family
dwellings from the apartment structures to the south.
Two persons spoke in opposition to the request at the
Planning and Zoning Commission meeting of July 9 , 1987 . They
own a construction company which they thought would be adjacent
to the single family zoning. After it was determined that
their property does not adjoin the proposed single family, but
rather it joins the commercially zoned property, they withdrew
their opposition.
The Planning and Zoning Commission , by unanimous vote at
its July 9 , 1987 meeting, recommended that these rezoning
requests be approved.
