HomeMy Public PortalAboutORD10887 BILL NO. 87-76 SPONSORED BY COUNCILMAN ORDINANCE NO. f S S AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , CHANGING, AMENDING, AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF JEFFERSON, BY REZONING 0. 53 ACRES OF LAND IN THE SOUTHWEST QUARTER OF THE NORTHEAST QUARTER OF SECTION 23, TOWNSHIP 44 NORTH, RANGE 12 WEST, FROM RS-2 TO C-1 AND BY REZONING 1 .46 ACRES OF LAND IN SAID SOUTHWEST QUARTER FROM C-1 TO RS-2 . WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE ZONING CODE RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH. NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI , AS FOLLOWS: SECTION 1. The following described real estate is rezoned from RS-2 to C-1: BEGINNING at the northwest corner of a tract previously described in Book 123 , Page 393 of the Cole County Records ; thence S 04° 54 ' 35" E, along the east line of the tract last mentioned, 250.0 feet; thence S 850 051 25" W, 99.90 feet to the west line of said tract; thence N 04° 54 ' 35" W, along said west line, 213 .02 feet to the southerly right-of-way line of Idlewood Road; thence northeasterly along said right-of-way line on the following courses : on a curve to the right having a radius of 263.31 feet and an arc. 'length of 22 .99 feet; thence N 660 15 ' 58" E, 83. 67 feet to the POINT OF BEGINNING. Containing 0. 53 acres. ALSO: The following described real estate is rezoned. from C-1 to RS.-2 : BEGINNING at the northwest corner of a tract previously described in Book 123, Page 393 (also currently described in Book 298, Page 844 ) of the Cole County Records; thence S 04° 54 ' 35" E, along the west line of the tract abovementioned, 250.0 feet; thence N 850 05' 25" E, 103. 16 feet to the POINT OF BEGINNING for this description; thence continuing N 850 05' 25" E, 196.84 feet; thence N 04° 54 ' 35" W, 365. 39 feet to the A -z- Alft southerly right-of-way line of Missouri State Route "C" ; thence southwesterly along said right-of-way line S 61° 29 ' 41" W, 149. 32 feet to the end of said State Route "C" right-of-way; thence S 66° 15' 58" W, now along the southerly right-of-way line of Idlewood Road, 63 .39 feet; thence leaving said right-of-way S 04° 54 ' 35" E, 285. 17 feet to the POINT OF BEGINNING. Clerk M ' REZONING PUBLIC HEARING AUGUST 3 , 1987 RE; A request filed by Victor B. and Mildred M. Baker and Raymond W. and Patricia I . Magruder to rezone . 53 acres from RS-2 (single family residential ) to C-1 (neighbor- hood commercial ) and to rezone 1 . 46 acres from C-1 to RS-2 . These tracts are located near the southeast corner of Idlewood Road and State Route C . The Bakers and the Magruders wish to trade adjacent proper-ties for their mutual benefit . This request is made so the desired zoning will also be traded . No one appeared in opposition to this request .
