ORDINANCE NO.
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , CHANGING,
AMENDING, AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE
CITY OF JEFFERSON, BY REZONING A TRACT OF LAND IN THE NORTHWEST
QUARTER OF THE SOUTHWEST QUARTER OF SECTION 13, TOWNSHIP 44
NORTH, RANGE 12 WEST, FROM RA-2 to C-0 AND BY REZONING A TRACT OF
LAND IN SAID NORTHWEST QUARTER OF THE SOUTHWEST QUARTER FROM RA-2
TO RS-3.
WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE ZONING
CODE RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
SECTION 1 . The following described real estate is rezoned
from RA-2 to C--O:
From the northwest corner of the Northwest Quarter of
the Southwest Quarter of said Section 13; thence S 060
00' 29" E along the Section Line, 869 . 65 feet to the
northwest corner of a tract as described in Book 139 ,
Page 621, of the Cole County Recorder' s Office; thence
leaving the said Section Line on a bearing of N 83° 51 '
19" E and along the North Line of said tract described
in Book 139 , Page 621 , 535. 16 feet to the POINT OF
BEGINNING for this description; thence continuing N 83°
51' 19" E along said North Line, 383.03 feet to the
westerly 'line of Southwest Boulevard; thence leaving
said North Line and northerly along the said westerly
line of Southwest Boulevard the following courses : on
a curve to the left having a radius of 370.28 feet , a
distance of 81.06 feet ( Chord Bearing - N 520 53' 40"
W, Chord - 80.90 feet ) ; N 59° 09' 59" W, 14 .35 feet , on
a curve to the right having a radius of 359.63 feet , a
distance of 178.88 feet ( Chord Bearing - N 440 55' 01"
W, Chord - 177 .04 feet ) to the southerly line of a
tract as described in Book 179 , Page 458, of the Cole
County Recorder' s Office; thence leaving the westerly
line of said Southwest Boulevard on a bearing of S 841
00' 14" W and along the southerly line of said tract in
Book 179, Page 458, 111.04 feet to the southwest corner
of said tract; thence N 050 36' 16" W along the
westerly line of said tract and the northerly extension
of said westerly line , 106.00 feet to the southerly
line of a tract as described in Book 182 , Page 797 , of

W along the southerly line of said tract, 90.00 feet to
the southwest corner thereof; thence S 050 36' 16" E,

POINT OF BEGINNING. Containing in all, 1 . 52 acres.

RS-3:
From the northwest corner of the Northwest Quarter of
the Southwest Quarter of said Section 13; thence S 060
00' 29" E along the Section Line, 469 .65 feet to the
southwest corner of a tract as described in Book 132 ,
Page 329, of the Cole County Recorder' s Office, the
POINT OF BEGINNING for this description; thence
continuing S 060 00' 29" E along the Section Line,
400.00 feet to the northwest corner of a tract as
described in Book 139 , Page 621, of the Cole County
Recorder' s Office; thence leaving the said Quarter
Section Line on a bearing of N 83° 51 ' 19" E and along
the northerly line of the tract as described in Book
139 , Page 621, 535. 16 feet; thence leaving the
northerly line of the tract described in Book 139 , Page
Aft 621 on a bearing of N 050 59 ' 46" W, 172 . 34 feet;
thence N 050 36' 16" W, 136.27 feet to the southwest
corner of a tract as described in Book 182 , Page 797,

REZONING PUBLIC HEARING
RE: A request submitted by Architectural Resources, Inc. ,
George Esser, Secretary, for the rezoning of land
located west of Southwest Blvd. and south of Memorial
Community Hospital from RA-2 (multiple family) to C-O
(office commercial) and RS-3 (single family) .
This rezoning request was submitted with a request for the
approval of a final plat for the same property. The final plat
(Cedar Ridge Subdivision) contains 14 single family lots and
three lots for proposed office usage.
The office commercial zoning is desired for the three lots
nearest Southwest Blvd. The developer' s architectural office is
to be situated on the lot which has frontage on Southwest Blvd.
The proposed structure will have a residential character. Access
to the parking area will be off Cedar Ridge Road.
Single family dwellings can be constructed in an RA-2
district. The developer is requesting single family zoning so a
prospective purchaser will know a multi-family dwelling cannot be
built in the subdivision.
The Planning Commission, on August 13, 1987 , by unanimous
vote, recommended that these rezoning requests be approved. No
one appeared in opposition to the requests.
