ORDINANCE NO. 1 ��
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , ACCEPTING AND
APPROVING THE PLAT OF MISSOURI VALLEY ESTA'T'ES SUBDIVISION, A
SUBDIVISION OF THE CITY OF JEFFERSON.
WHEREAS, Strope and Suthoff Development Co. , Ferdinand A.
Lehman and Sharon B. Lehman, Thomas J. Suthoff and Nancy A.
Suthoff, Donald S. Strope and Dorothy L. Stropa, Partners , owner
of the real estate hereinafter described, having submitted to the
City Council a plat of said real estate , bring located in
Jefferson City, Cole County, Missouri, and more particularly
described as follows :
Part of the Southeast Quarter of the Northeast Quarter
and part of the Northeast Quarter of the Southeast
Quarter of Section 16, and part of the Southwest
Quarter of the Northwest Quarter of Section 15,
Township 44 North, Range 11 West ( also known as part of
Private Survey No. 2701 ) in the City of Jefferson, Cole
County, Missouri, and being all of the tract of land
IF described by deed of record in Book 302 , Page 483, Cole
County recorder' s Office , more particularly described
as follows :
Beginning at the southeast corner of the Southeast
Quarter of the Northeast Quarter of Section 16,
Township 44 North, Range 11 West; thence along the
boundary of the tract described by deed of record in
Book 302 , Page 483, Cole County Recorder' s Office , on
the following courses : S 010 19 ' 54" W along the
Section Line , 70.47 feet to a point on the northerly
right-of-way line of Old St . Louis Road; thence
westerly, along the northerly line of said Old St.
Louis Road, the following courses : N 670 35' 44" W,
131 .27 feet; thence N 730 04 ' 09" W, 131 . 61 feet;
thence N 820 57 ' 09" W, 103 . 99 feet ; thence N 880 47'
31" W, 299 .70 feet; thence leaving the northerly line
of Old St . Louis Road N 00° 42 ' 34" E, 1218. 55 feet to
a point on the southerly line of the Missouri Pacific
Railroad right-of-way; thence easterly along the
southerly line of said Missouri Pacific Railroad, the

thence S 340 40' 25" E, 119. 94 feet ; thence S 640 40'
54" E, 155.20 feet; thence S 700 38' 56" E, 194 . 82

09' 02" E, 38.89 feet to the northwest corner of Lot 8

Plat Book 5, Page 18 and 19 , Cole County Recorder' s
Office; thence S 150 14' 12" E, along the westerly line
of said Lot 8, 207.74 feet to the northwest corner of a
tract described by deed of record in Book 245, Page
843, Cole County Recorder' s Office; thence southerly
along the westerly line of said tract and along the
westerly and northerly lines of other tracts described
in Book 219, Page 642 and Book 218, Page 534 , Cole
County Recorder' s Office, the following courses: S 030
59' 34" W, 219.35 feet; thence S 36° 52' 04" W, 197 .03
feet; thence S 790 52 ' 04" W, 113.23 feet; thence S 580
22 ' 54" W, 180.23 feet to the northwesterly corner of
the last mentioned tract at a point on the west line of
Section 15, Township 44 North, Range 11 West; thence S
010 1.9' 54" W, along the Section Line, 158.74 feet to
the POINT OF BEGINNING. Containing 21.45 acres.
WHEREAS, it appearing that said plat has been duly and
properly signed and accepted by the owner of said subdivision,
known and referred to as Missouri Valley Estates Subdivision,
that all taxes have been paid, and that in all respects the
requirements of Chapter 445 , RSMo, entitled "Plats" have been
fully complied with by the owner of said subdivision, and that in
all respects the requirements of the Planning and Zoning
Commission of the City of Jefferson, Missouri, relating to plats
and subdivisions have been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI , AS FOLLOWS:
SECTION 1. The plat of Missouri Valley Estates Subdivision,
lying, being and situated within the corporate limits of the City
of Jefferson, Missouri, as shown by the said plat attached hereto
and made a part of this ordinance , is hereby approved and
accepted by the City Council of the City of Jefferson, Missouri.
SECTION 2 . The Mayor and City Clerk are hereby authorized
and directed to endorse acceptance of said plat hereon and to
certify the approval of said plat under the seal of the City of
Jefferson.

SECTION 3 . This ordinance shall be in full force and effect
from and after the date of its passage and approval.
