AN ORDINANCE OF' THE CITY OF JEFFERSON, MISSOURI , ACCEPTING AND
APPROVING THE PLAT OF RIVERHILLS ADDITION, SECTION 3, A
SUBDIVISION OF THE CITY OF JEFFERSON.
WHEREAS, Riverhills Addition Partnership, Michael W. Beasley
and Margaret A. Rehma, partners, owner of the real estate
hereinafter described, having submitted to the City Council a
plat of said real estate, being located in Jefferson City, Cole
County, Missouri, and more particularly described as follows :
Part of the Southwest Quarter of Section 1, Township 44
North, Range 12 West, in the City of Jefferson, County
of Cole, Missouri, more particularly described as
follows:
From the northeast corner of the Southwest Quarter of
said Section 1; thence S 860 54 ' 33" W, along the
Quarter Section Line, 1000.00 feet to the northeast
Aak corner of Riverhills Addition, Section 1, as per plat
1p of record in Plat Book 11 , Page 281 , Cole County
Recorder' s Office; thence southerly along the easterly
line of said Riverhills Addition, Section 1, the
following courses: S 43° 07 ' 34" E, 288.33 feet;
thence S 030 11 ' 04" E, 60.00 feet to the southwesterly
corner of a tract described by deed of record in Book
279, Page 157, Cole County Recorder' s Office, and the
POINT OF BEGINNING for this description; thence leaving
the easterly line of said Riverhills Addition, Section
1, N 870 02 ' 53" E, along the southerly line of said
tract described in Book 279, Page 157, and along the
southerly line of other tracts described by deed of
record in Book 273, Page 345, Book 200, Page 235, Book
155 , Page 191, and Book 276, Page 852 , Cole County
Recorder' s Office, 315. 11 feet to the southwesterly
corner of Major' s Subdivision as per plat of record in
Plat Book 5, Page 61, Cole County Recorder' s; thence S
760 40' 00" E, along the southerly line of said Major' s
Subdivision, 527.85 feet to the southeast corner
thereof, and being also a point on the east line of the
Southwest Quarter of Section 1; thence S 040 04 ' 47" E,
along the Quarter Section Line, 521.81 feet to the
north line of a 30-foot wide alley and being also the
northeast corner of General Realty Company Subdivision,
as per plat of record in Plat Book 2 , Page 13 , Cole

the north line of said alley, 475.47 feet; thence S 81°
29' 29" W, along the north line of said alley, 151.62
feet to the northerly extension of the east line of
Ware Avenue; thence N 06° 27' 35" W, along the
northerly extension of the east line of Ware Avenue

BEGINNING. Containing 12 . 62 acres .
WHEREAS, it appearing that said plat has been duly and
properly signed and accepted by the owner of said subdivision,
known and referred to as Riverhills Addition, Section 3, that all
taxes have been paid, and that in all respects the requirements
of Chapter 445 , RSMo, entitled "Plats" have been fully complied
with by the owner of said subdivision, and that in all respects
the requirements of the Planning and Zoning Commission of the
City of Jefferson, Missouri, relating to plats and subdivisions
have been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI , AS FOLLOWS:
SECTION 1. The plat of Riverhills Addition, Section 3,
lying, being and situated within the corporate limits of the City
of Jefferson, Missouri, as shown by the said plat attached hereto
and made a part of this ordinance , is hereby approved and
accepted by the City Council of the City of Jefferson, Missouri.
SECTION 2 . The Mayor and City Clerk are hereby authorized
and directed to endorse acceptance of said plat hereon and to
certify the approval of said plat under the seal of the City of
Jefferson.

SECTION 3. This ordinance shall be in full force and effect
from and after the date of its passage and approval.
