AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , ACCEPTING AND
APPROVING THE PLAT OF ONE ELM PLAZA - SECTION ONE, A SUBDIVISION
OF THE CITY OF JEFFERSON.
WHEREAS, Frank E. Twehous and Laverne C. Twehous , owners of
the real estate hereinafter described, having submitted to the
City Council a plat of said real estate, being located in
Jefferson City, Cole County, Missouri, and more particularly
described as follows :
Part of Outlot No. 75 , Township 44 North, Range 11
West, in the City of Jefferson, County of Cole,
Missouri, being more particularly described as follows:
From the southeast corner of said Outlot No. 75; thence
N 540 02 ' 05" W along the southerly line of said Outlot
No. 75, 1961 . 11 feet; thence N 350 42 ' 14" E, 15. 00
feet to the southeast corner of Lot No. 113 of
Hedgewood Heights Subdivision, Block A, as per plat of
record in Plat Book 4 , Page 72 of the Cole County
Recorder' s Office; thence continuing N 350 42 ' 14" E
along the easterly line of said Hedgewood Heights
Subdivision, 222 . 1.0 feet; thence N 200 55 ' 14" E along
the easterly line of said Hedgewood Heights
Subdivision, 521 .87 feet to the POINT OF BEGINNING for
this description; thence continuing N 20° 55' 14" E
along said easterly line, 203. 95 feet; thence leaving
said easterly line on a bearing of S 690 04 ' 46" E,
134 .74 feet to the westerly line of Elm Street; thence
southeasterly along the westerly line of said Elm
Street on a curve to the left having a radius of 307. 15
feet, a distance of 129 .50 feet (chord bearing = S 220
18' 58" E, chord = 128. 54 feet ) to the westerly line of
E1 Dorado Drive; thence S 44° 20 ' 27" W along the
westerly line of said El Dorado Drive , 85 .92 feet;
thence continuing southwesterly along said westerly
line on a curve to the left having a radius of 355. 30
feet, a distance of 33 . 65 feet (chord bearing = S 41°
37 ' 38" W, chord = 33 . 64 feet ) ; thence leaving said
westerly line on a bearing of N 690 04 ' 46" W, 176. 74
feet to the POINT OF BEGINNING. Containing in all,
38 , 115.00 square feet ( 0.875 acres ) .

WHEREAS, it appearing that said plat has been duly and
properly signed and accepted by the owners of said subdivision
known and referred to as One Elm Plaza - Section One, that all
taxes have been paid, and that in all respects the requirements
of Chapter 445, RSMo, entitled "Plats" have been fully complied
with by the owner of said subdivision, and that in all respects
the requirements of the Planning and Zoning Commission of the
City of Jefferson, Missouri, relating to plats and subdivisions
have been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
SECTION 1. The plat of One Elm Plaza - Section One, lying,
being and situated within the corporate limits of the City of
Jefferson, Missouri, as shown by the said plat attached hereto
and made a part of this ordinance , is hereby approved and
accepted by the City Council of the City of Jefferson, Missouri.
SECTION 2 . The Mayor and City Clerk are hereby authorized
and directed to endorse acceptance of said plat hereon and to
certify the approval of said plat under the seal of the City of
Jefferson.
SECTION 3. This ordinance shall be in full force and effect
from and after the date of its passage and approval.

STAFF REPORT
FINAL PLAT
RE: A request filed by Frank E. and Laverne C. Twehous for
approval of a final plat of One Elm Plaza, Section One.
This two lot plat is located at the southwest corner of East
Elm Street and El Dorado Drive. It is in a PUD District and
contains .875 acres. Engineering Surveys and Services proposes
to construct their Jefferson City office on Lot 2 .
This plat has been reviewed by the Departments of Planning
and Code Enforcement and Public Works . It conforms to all
provisions of the Jefferson City Subdivision Regulations . On
April 14 , 1988 the Jefferson City Planning and Zoning Commission
recommended, by unanimous vote, that this plat be approved.
