ORDINANCE NO.
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , ACCEPTING AND
APPROVING THE PLAT OF WESTWOODRIDGE SUBDIVISION, SECTION NO. 8, A
SUBDIVISION OF THE CITY OF JEFFERSON.
WHEREAS, Oscar H. Ott and Lucy E. Ott, owners of the real
estate hereinafter described, having submitted to the City
Council a plat of said real estate , being located in Jefferson
City, Cole County, Missouri, and more particularly described as
follows :
Part of the northwest quarter of Section 34 ,
Township 45 North, Range 12 West of the 5th P.M. in the
City of Jefferson, Cole County, Missouri, said survey
being more particularly described as follows :
From the northwest corner of the east half of the
northwest quarter of Section 34; thence along the west
line thereof, S 2° 30' 43" E, 722 .29 feet to the point
of beginning of this description; thence N 36° 11 ' E,
511 .6 feet; thence N 710 14 ' E, 299.9 feet to the
center of Gray' s Creek; thence with said line, S 370
36 ' E, 460 feet; thence leaving said Creek, S 27° 07 '
W, 804 .42 feet; thence N 820 49 ' W, 31 .2 feet; thence N
660 54 ' W, 130 .82 feet; thence N 650 24 ' W, 259. 6 feet;
thence N 640 11 ' 56" W, 179 . 57 feet to a property line;
thence with said line, N 330 23' 20" E, 107 .92 feet to
a stone on the west line of the east half of the
northwest quarter of said Section 34 ; thence with said
line , N 20 30' 43" W, 240 feet to the place of
beginning. Containing a total of 13 . 78 acres more or
less .
WHEREAS, it appearing that said plat has been duly and
properly signed and accepted by the owners of said subdivision
known and referred to as Westwoodridge Subdivision, Section No.
8, that all taxes have been paid, and that in all respects the
requirements of Chapter 445, RSMo, entitled "Plats" have been
fully complied with by the owners of said subdivision, and that
in all respects the requirements of the Planning and Zoning
Commission of the City of Jefferson, Missouri, relating to plats
and subdivisions have been complied with.

NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI , AS FOLLOWS:
SECTION 1. The plat of Westwoodridge Subdivision, Section
No. 8, lying, being and situated within the corporate limits of
the City of Jefferson, Missouri, as shown by the said plat
attached hereto and made a part of this ordinance, is hereby
approved and accepted by the City Council of the City of
Jefferson, Missouri.
SECTION 2 . The Mayor and City Clerk are hereby authorized
and directed to endorse acceptance of said plat hereon and to
certify the approval of said plat under the seal of the City of
Jefferson.
SECTION 3. This ordinance shall be in full force and effect
from and after the date of its passage and approval.

FINAL PLAT
STAFF REPORT
RE: A request filed by E. A. Mueller on behalf of Oscar H. and
Ludy E. Ott for approval of a final plat of Westwoodridge
Subdivision, Number 8 .
This thirty-three lot single family residential subdivision
is located in an RS-2 , Single Family Zoning District. It is
located west of Route 179 and north of Sue Drive.
Thiq plat has been reviewed by the Departments of Public
Works and Planning and Code Enforcement. It conforms to -the
approved preliminary plat and meets the requirements of the
Subdivision Regulations.
Access to this proposed Section Number 8 is to be:
a. From Sue Drive via Kaylyn Drive and Don Ray Drive.
b. From Schumate Chapel Road via Shawn Drive.
The attached map shows a section of Shawn Drive (450 ft.
approx. ) which is not paved. The last section of that part of
Shawn Drive which connects to Schumate Chapel Road was paved
in the summer of 1985. The last paving which occurred on that
section of Shawn which connects with Don Ray was in the summer of
1987.
The unpaved portion of Shawn Drive limits access to the
proposed new Section Eight to the Kaylyn-Don Ray route. The
length of this single street access from Sue Drive to proposed
Section Eight is slightly over 2 , 000 feet. The maximum length of
a single access cul-de-sac street permitted by the Subdivision
Regulations is 800 feet.

The unpaved section of Shawn Drive:
1. Causes higher than necessary traffic volumes on
Kaylyn Drive.
2. Presents mail delivery, snow removal and trash
collection difficulties.
3. Could cause response problems for emergency
vehicles.
The Planning and Zoning Commission at its regular meeting of
July 14 , 1988 recommended the final plait of Westwoodridge
Subdivision, Section Number 8 be approved; but that the building
permits not be issued in Section Number 8 until the unpaved
section of Shawn Drive is paved and the construction work on this
unpaved section be underway no later than June 1, 1989 .
