ORDINANCE NO. 110,9/
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND
APPROVING THE PLAT OF COUNTRY CLUB ESTATES, A SUBDIVISION OF THE
CITY OF JEFFERSON.
WHEREAS, Missouri Farm Bureau Services, Inc. , C. R.
Johnston, President , owner of the real estate hereinafter
described, having submitted to the City Council a plat of said
real estate, being located in Jefferson City, Cole County,
Missouri, and more particularly described as follows:
Part of the northwest quarter of the southwest
quarter of Section 9, Township 44 North, Range 12 West ,
in the City of Jefferson, Cole County, Missouri, more
particularly described as follows:
Beginning at the southwest corner of the northwest
quarter of the southwest quarter of said Section 9;
thence N 060 34' 30" W, along the Section Line, 1150.00
feet; thence N 830 38' 03" E, 72 .63 feet; thence
northerly, on a curve to the right, having a radius of
261 .56 feet , an arc distance of 187 .50 feet ( the chord
of said curve being N 27° 42 ' 03" W, 183. 51 feet) ;
thence N 07° 09 ' 52" W, 80.31 feet to a point on the
north line of the northwest quarter of the southwest
quarter of said Section 9; thence N 84° 12 ' 42" E,
along the quarter section line, 60.02 feet; thence S
070 09 ' 52" E, 78.87 feet; thence southerly, on a curve
to the left, having a radius of 201 .56 feet, an arc
distance of 199.54 feet ( the chord of said curve being
S 350 31 ' 33" E, 191.49 feet ) ; thence S 630 53' 14" E ,
8.76 feet; thence N 83° 38 ' 03" E, 1245.22 feet to a
point on the east line of the northwest quarter of the
southwest quarter of said Section 9; thence S 060 41 '
28" E, along the quarter quarter section line, 1150 .00
feet to the southeast corner of the northwest quarter
of the southwest quarter of said Section 9; thence S
830 38 ' 02" W, along the quarter quarter section line,
1414 .20 feet to the POINT OF BEGINNING. Containing
37.68 acres.
WHEREAS, it appearing that said plat has been duly and
properly signed and accepted by the owner of said subdivision
known and referred to as Country Club Estates , that all taxes

have been paid, and that in all respects the requirements of
Chapter 445, RSMo, entitled "Plats" have been fully complied with
by the owner of said subdivision, and that in all respects the
requirements of the Planning and Zoning Commission of the City of
Jefferson, Missouri, relating to plats and subdivisions have been
complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
SECTION 1. The plat of Country Club Estates , lying, being
and situated within the corporate limits of the City of
Jefferson, Missouri, as shown by the said plat attached hereto
and made a part of this ordinance, is hereby approved and
accepted by the City Council of the City of Jefferson, Missouri.
SECTION 2 . The Mayor and City Clerk are hereby authorized
and directed to endorse acceptance of said plat hereon and to
certify the approval of said plat under the seal of the City of
Jefferson.
SECTION 3. This ordinance shall be in full force and effect
from and after the date of its passage and approval.

STAFF REPORT
ON
A FINAL PLAT OF COUNTRY CLUB ESTATES
This proposed subdivision is located between Hobbs Road and
South Country Club Drive and south of the offices and warehouse
of the Missouri Farm Bureau. Access will be from South Country
Club Drive. The developer is providing future street access to
the undeveloped property to the south.
Fifty-three large single family lots are proposed. All lots
are more than 100 feet wide at the building line and each lot
contains over 15,000 square feet. All of the property is in a
RS-1 Single Family Dwelling District .
This final plat conforms to the previously approved
preliminary plat. It has been reviewed by the Departments of
Planning and Code Enforcement and Public Works. The plat meets
all requirements of the Jefferson City Subdivision Regulations.
The Jefferson City Planning and Zoning Commission, at their
meeting of August 11 , 1988, recommended that this plat be
approved.
