ORDINANCE NO.
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND
APPROVING THE PLAT OF RIVERSIDE HEIGHTS SUBDIVISION, A SUBDIVISION
OF THE CITY OF JEFFERSON, MISSOURI, AS HEREINAFTER DESCRIBED.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI.,
AS FOLLOWS:
Section 1. Homer C . Tyler, Louise C. Tyler, Palmer W.
Scheperle and Alice J. Scheperle, owners of the real estate
c' hereinafter described and situated in the City of Jefferson,
Missouri, having submitted to the Council for approval a plat of
said real estate, being located in Jefferson City, Cole County,
Missouri, and more particularly described as:
Part of Outlot Number 54 in the City of Jefferson,
Missouri, and more particularly described as follows :
Beginning at a point on .the southerly line of said
Outlot 54, said point being 110.0 feet easterly
from the southwesterly corner of said Outlot 54;
said point also being on the northerly line of High
Street and point also being the southeast corner of
Lot 34 of Dawson' s Subdivision to the City of
Jefferson, per plat of record in plat book 3, page
14, Cole County Recorder' s Office; thence easterly
along the northerly line of High Street, 265.80
feet; thence on a curve to the left, having a radius
of 43.0 feet, a distance of 52 feet more or less to
the westerly line of Riverside Drive; thence north-
erly along the westerly= line of Riverside Drive,
293.0 feet; thence deflecting 6043' left and
continuing northerly along the westerly line of
Riverside Drive, 158.0 feet to the southerly line
of Capitol Avenue; thence westerly along the south-
erly line of Capitol Ave. , 8.55 feet to the north-
east corner of Lot Number 28 of said Dawson' s
Subdivision; thence southerly along the easterly
line of Dawson's Subdivision, 419.98 feet to the
point of beginning. (The right-of-way line of
Riverside )rive is based on construction plat
made by nick Fowler- in 1940, in City records.)
Section 2. It appearing that said plat has been duly and
properly signed and accepted by the owners of said Subdivision,
nown and referred to as Riverside Heights, that all taxes have
been paid, and that in all respects the requirements of Chapter 445
Revised Statutes of Missouri, 1949, and amendments thereto,
entitled "Plats", have been fully complied with by the aforesaid
!' owners of the said Subdivision, and that in all respects the
requirements of the Planning and Zoning Commission of the City of
Jefferson, Missouri, and of the Ordinances of the City of Jefferson,
Missouri, relating to plats and subdivisions have been complied
with,

NOW THEREFORE,
The plat of land of Homer C. Tyler, Louise C. Tyler,
Palmer W. Scheperle and Alice J. Scheperle, known and referred to
as Riverside Heights, lying, being and situate within the corpor-
ate limits of the City of Jefferson, Missouri, as shown by the
said plat hereto attached and made a part of this Ordinance, is
hereby approved and accepted by the City Council of the City of
Jefferson, Missouri, and the Mayor of said City and the City Clerk
of the City of Jefferson, Missouri, after the passage and approval
of this Ordinance, are given the authority and are hereby directed
to endorse acceptance of said plat thereon and to certify to the
approval of same under the seal of the City of Jefferson, Missouri.
Section 3. This ordinance shall take effect and be in
force from and after its passage and approval.
