AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING,
AMENDING AND MODIFYING THE 70NING MAP OF THE CITY OF JEFFERSON,
MISSOURI, AS INCORPORATED IN ORDINANCE. 5880, BY REZONING CERTAIN
SPECIFICALLY DESCRIBED LAND.

WHEREAS, the above described area has been con idered for
rezoning, and a hearing held on said change, after due notice to
all parties; and
WHEREAS, it appears that the procedures set forth in
Ordinance 5880 have been complied with.
NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF JEFFERSON, MISSOURI, AS FOLLOWS:
Section 1. That the following described real property be
rezoned from "A-l" to "F" Highway Commercial, and the following
described property is and it is hereby rezoned accordingly:
Part of the Southwest quarter of the Northwest quarter
of Section 24, Township 44, Range 12 and part of the
Southeast quarter of the Northeast quarter of Section
23, Township 44, Range 12, in the County of Cale,
Missouri, and more particularly described as follows:
From the Southwest corner of the Northwest quarter
of Section 24; thence N 40 30'W, along the Section line,
294.97 feet to a point on the northerly right-of-way
line of U.S.Route "54"; thence N 390 30'E, along said
northerly line, 79.86 feet to the point of beginning of
this description; thence continuingg N 390 30' E, along
the northerly line of U.S.Route "54", 935. 70 -feet;
thence N 500 30'W, 517. 70 feet to a quarter quarter
Section line; thence S 850 35'W, along the quarter
quarter Section line, 523 .23 feet; thence SO4 30'E,
parallel with the East line of Section 23, 789.08 feet; .
thence S 500 30'E, 347 .3 feet to the point of beginning.
Containing in all, 14. 1 acres more or less . Bearings
are Magnetic.
Subject to roads, ways and easements , if any, not
shown of record.

Quarter of Section 23, Township 44 North, Range 12
West more particularly described as:
Beginning at the Southeast corner of the North-
east Quarter of the Northeast Quarter; thence North
40301West approximately 171 feet to the South
Right-of-Way line of Highway "C"; thence southwesterly
along said South Right-of-Way line approximately 194
feet; thence South 4o30 'East a3pproxi.niately 40 feet to
a point on the South :line of said Northeast Quarter
of the Northeast Quarter, which point is the Southeast
Corner of a Triangular tract of land conveyed by Oscar
A. Zehendner, Guardian of the Estate of Mary Anna
Zehendner, Incompetent, to Central Electric Power
Cooperative by Warranty deed dated August 26, 1963;
thence East 4 30 'North 137 feet along said South line
to the point of beginning, containing .32 acres more
or less.

the South line of said Northeast Quarter of the North-
east Quarter to a point on the South Right of Way line
of Highway "C" for the point of beginning, thence 50
feet East along South line of said Northeast Quarter
of the Northeast Quarter, thence North 4030 'West
approximately 40 feet to South Right of Way line of
Highway "C", thence Southwesterly along said South
Right of Way line to point of beginning containing
0.02 acres more or less .
Section 2. This ordinance shall be in effect immediately
upon its passage and approval.
