The Brewster Old King's Highway Regional Historic District Committee, acting under the Massachusetts
General Laws, Chapter 470, Acts of 1973 as amended, came to order at 7:00 pm in person and being
recorded at the Brewster Town Hall. Committee members present were Jim Trabulsie (Chairperson),
George Carey, Steven Bergquist, Tom Turcketta and Carol Appleton. The Chairman, Jim Trabulsie
determined a quorum.
SCHEDULED APPLICATIONS
H-23-150 New Single -Family Dwelling
Chris Platts, 0 Run Hill Road, Map 35 Lot 32
• Chris Platts, the homeowner, was present at the meeting.
• Chris described the project as a net zero energy efficient home with reinforced concrete
foundation and vinyl siding. Jim asked why vinyl and if he had any samples. The applicant said
that those were more efficient than traditional shingles and cheaper than ICF but had no
samples to show.
• The committee told the applicant that there wasn't enough information on the application
leaving too many questions for the committee. There were no cut sheets for the doors or
windows, samples for the siding or complete information for the solar panels.
• Jim asked if there were only 12 proposed solar panels as shown on the diagram, but the
applicant said he had not made a final decision yet on the amount or style of the panels. Jim
recommended the solar panels be removed from the application and brought back to a meeting
once the applicant had all the details figured out.
• Tom asked about the windows manufacturer's information, what kind of windows were
proposed and the grill configuration. Chris said they were casement windows but did not have
the manufacturer's information.
• Jim suggested to Chris to proceed with an informal discussion instead since the application was
not complete and the applicant agreed. Jim asked the applicant to provide cut sheets for the
windows and doors including the garage's, samples of the proposed siding and information of
the exposure, complete information for the solar panels including picture of the location and
color.
• There were no abutters present.
• Tom made a motion to continue the application at the next meeting and George seconded. A
vote was taken and the application was to be continued at the next meeting.
H-23-171 Solar Panels and Battery Installation
Terrence Walsh, 157 Fox Meadow Drive, Map 101 Lot 31
• Terrence Walsh, the homeowner, was present at the meeting.
• Jim explained to the committee that this application had come at first as an amendment but did
not qualify for it. The project was originally approved, but now Terrence was doubling the
number of panels from eight to fifteen and adding a battery.

• Also, Jim reminded the applicant that the original application was going to expire in November
and recommended he apply for an extension. However, since the application was for a
Certificate of Appropriateness, they would keep it that way and leave the original application
behind.
• Terrence told the committee that the proposed panels were going on the south side of the
house and garage's roof only and nothing on the north.
• Tom said that he had no issues with the panels since they couldn't be seen from any public road
and the rest of the committee agreed.
• There were no abutters present at the meeting.
• Carol made a motion to approve the application as presented. Steven seconded the motion and
after voting, the committee voted to approve H-23-171 unanimously.
H-23-174 Door, Windows and Porch Replacement
Brian Harrison, 230 Main Street, Map 15 Lot 27
• Allen Furman, builder, was online representing the homeowner.
• Allen said they wanted to swap the windows on the right gable of the house from arched to two
double hung units with a stud pocket in between. Also, they were rebuilding the farmer's porch
and entry ramp in the rear of the home. They were replacing the front and back door with two
panels solid wood doors as well.
• Jim asked if there were any abutters present, but there were none.
• George made a motion to accept as presented and Tom seconded. After taking a vote, the
application was approved as presented.
H-23-182 Mudroom Addition
Louise Wilson, 35 Captain Dunbar Road, Map 91 Lot 38
• Wesley Cartier, the contractor, was present at the meeting.
• Wesley said that the proposed addition was meant to balance out the house and make it
straight with the mudroom addition facing Dunbar Road.
• Steven asked about the false railing shown and Wesley said they were keeping it but continuing
it and have it flush to the wall for the looks because there was no deck there or anything on
those lines.
• Jim asked about the windows and Wesley said they were doing two windows instead of the one
with a stud pocket in between for support, but in the same style and size.
• Steven and Tom said that keeping the rail there didn't look good, especially being in the front of
the house and if the intention was to break up transition, they could pick something else.
• Jim asked the applicant if he would consider removing the rail or if he wanted to continue the
application to the next meeting to check with the homeowner first and Wesley said that they
would remove the railing from the project entirely.
• Jim read a letter from an abutter, Bill Hanney, who was in favor of the project.
• Tom made a motion to approve the application as amended to have the false railing removed
entirely from the project. Carol seconded the motion and the application was approved as
amended.

H-23-187 Addition
James McKenna, 70 Blueberry Pond Drive, Map 100 Lot 46
• Thomas Moore, the contractor, was at the meeting representing the homeowner.
• Thomas described the addition and said that it would match the rest of the house.
• There were no abutters present at the meeting.
• Carol made a motion to approve the application as presented and Tom seconded. A vote was
taken and H-23-187 was approved.
H-23-188 Addition
Peter Zappala, 217 Tower Hill Circle, Map 66 Lot 50
• Thomas Moore, the contractor, was at the meeting representing the homeowner.
• Thomas said the addition was going on the back of the house and it would match the style of the
rest of the house.
Jim asked if there were any abutters present, but there were none.
Steven made a motion to approve as presented. Tom seconded the motion and after voting, the
application was unanimously approved.
H-23-190 Garage Demolition
Jonathan Thyng, 19 Puritan Drive, Map 101 Lot 57
• Thomas Moore, the contractor, was at the meeting representing the homeowner.
• This application was for the demolition of the existing garage and roof of the house so it could
be expanded later.
• There were no abutters present at the meeting.
• Carol made a motion to approve the application as presented and Steven seconded. A vote was
taken and H-23-190 was approved as presented.
H-23-192 Deck Addition
Karen Eadie, 849 Long Pond Road, Map 86 Lot 5
• Tony Doldo, contractor, was at the meeting representing the homeowner.
• Tony told the committee they were building a 16x12 deck on the back of the house with grey
Azek for the decking and white vinyl railing.
• Jim asked if the deck was going to be flush with the house and Tony said that it would be set
back about a foot. Jim also asked about the railings and Tony said they would be white vinyl.
• Jim asked if he was aware that he would need risers and Tony said yes.
• Tom asked if there would be lattice on the bottom of the deck, but Tony said there wouldn't be.
The picture was just a sample of the deck, but they were not using it on this project to keep the
access open to the septic.
• Jim asked if there were any abutters present, but there were none.
• Tom made a motion to approve as presented. Steven seconded and after voting, the committee
approved H-23-192 as presented.

• August 7th, 2023
o George made a motion to approve the August 7th meeting minutes as presented. Steven
seconded the motion; a vote was taken, and the August 7th meeting minutes were
approved unanimously.

• Steven made a motion to adjourn. Carol seconded the motion; a vote was taken, and the
Committee voted unanimously to adjourn.
