Committee members present were Jim Trabulsie (Chairperson), George Carey, Steven Bergquist, Tom Turcketta and Carol Appleton. The Chairman, Jim Trabulsie determined a quorum. SCHEDULED APPLICATIONS H-23-215 New Single -Family Dwelling Robert Brissette, 38 Dennison Road, Map 69 Lot 110 • Paul Muldoon, architect, was at the meeting representing the homeowner. • Paul gave the committee a new updated copy of the plans for a 6ft cedar fence and described the project as a single-family dwelling with two gable ends connected by a covered porch. The proposed materials would be weather wood architectural shingles for the roof and white painted vertical Azek for the siding. Anderson double hung windows with two over one grid pattern and 11 solar panels on the dormer roof. • Christina McMahon, abutter questioned the size of the house, but the committee explained that they had no say over it and was a zoning issue instead. • Tom made a motion to approve the application as presented. Steven seconded the motion and H-23-215 was unanimously approved. H-23-220 Solar Panels 699 Main Street LLC, 699 Main Street, Map 26 Lot 23 • Tim Holmes with Sunwind Solar was at the meeting representing the homeowner. • Jim explained that he couldn't sign this application as an exemption for ground mounted panels because he couldn't get an answer regarding Regatta Road being a public way. • Tim Holmes told the committee that the homeowner was going to put bushes to screen the panels from 6A. • Jim asked if there were any abutters present, but there were none. • Carol made a motion to approve the application as presented and Tom seconded. A vote was taken, and the application was approved. H-23-227 Solar Panels James Stranger, 219 Whiffletree Avenue, Map 5 Lot 86 • Brandon with Trinity Solar was online representing the homeowner. • Brandon explained the project as 33 matt black solar panels on the front and back of the roof of the house. • There were no abutters present at the meeting. • Steven made a motion to approve the application as presented. However, Jim read a letter from the only abutter who could see the shed from their property expressing her support for the shed and its materials. • The committee agreed that the proposed shed could not be seen from any roads. • Jim asked if there were any abutters present and there were none. • Steven made a motion to approve the application as presented and Carol seconded the motion. A vote was taken and application H-23-229 was approved. H-23-233 New Addition Brian Tanzer, 2623 Main Street, Map 89 Lot 15 • Gretchen Tanzer was present at the meeting. • Gretchen explained that they wanted to add a 6'x8' addition to make room for a bigger bathroom on the back of the house. • Jim asked if there were any abutters present, but there were none. • Carol made a motion to approve the application as presented. Tom seconded the motion and after voting, the application was unanimously approved. H-23-235 Solar Panels Heather Crombie, 1357 Main Street, Map 47 Lot 19 • Ian Tallmadge with Ace Solar was at the meeting representing the homeowner. • Jim read a letter from an abutter at 1379 Main Street who was in support of the solar panels. • Jim expressed his concern with the 5 panels facing Main Street, but the other members did not think they had a big impact although they were visible. • Tom made a motion to approve the application as presented and George seconded. A vote was taken and the project was approved 3 in favor (Carol, Tom and George) and 2 against (Jim and Steven) H-23-236 New Porch, Windows, Dormer and Garage Neil McKittrick, 92 Byfield Cartway, Map 49 Lot 85 • Jennifer Birnstiel, the architect, was at the meeting representing the homeowner. • Jennifer told the committee that they were proposing new windows, siding, a garage door and to extend the dormers to match the pitch of the new porch. • Jim asked if there were any abutters present, but there were none. • Steven asked about the windows and Jennifer said that the current windows were 9 over 6 and now they were proposing 2 over 1's. Tom and Steven did not think that the changes proposed for the front of the house were appropriate for the district. • Carol made a motion to continue the application and Tom seconded. A vote was taken and the application was to be continued at another meeting. H-23-243 New Sliders, Sidewall and Garage Door Frances Yuan, 224 Crosby Lane, Map 115 Lot 13 • Ashley Hogg, the project manager, was online representing the homeowner. • Ashley told the committee she needed to make a change to the application to switch the sliders from white to gun metal gray and the garage door to gray but did not drop off paint swatches. • The committee did not have any other comments and there were no abutters present at the meeting. • Tom made a motion to approve the application pending the color chips and Steven seconded. A vote was taken and the committee approved the application pending the receipt of the color chip for the garage and slider doors. H-23-244 Solar Panels 79 Byfield Cartway, 67 Byfield Cartway, Map 50 Lot 6 • Homeowner, Bruce Caldwell was present at the meeting and Steve Pitney, the installer, was online for the meeting. • Jim told Bruce that the house plans presented and previously approved were not what was built on the property. Bruce explained that they changed the gambrel style to a gable for cost reasons and omitted the dormer. • The committee told the applicant that they couldn't vote on a house that was not on compliance. Jim told the applicant he needed to apply for an amendment to rectify the changes made before applying for the solar application. • Tom made a motion to continue the application until the amendment was done and Steven seconded the motion. The committee voted to continue the application to another meeting. H-23-150 New Single -Family Dwelling Chris Platts, 0 Run Hill Road, Map 35 Lot 32 • Chris Platts, the homeowner, was present at the meeting. • Chris showed the committee the sample of the siding he was asked for in October's informal discussion. The material chosen by the applicant was smooth texture Hardi board in Weathered Cliffs color. • There were no abutters present at the meeting. • Steven made a motion to approve the new application as presented.
