Building Committee Meeting Minutes
Wednesday, September 28, 2022 Virtual Meeting 5:30 PM
I Call to Order/Agenda Changes/Recording Notification
Chair Greg Levasseur called the meeting to order at 5:30 pm and read the recording notification.

11 Introduce New SBC Member
Chair Greg Levasseur welcomed new building committee member Bob Capurso. Bob.introduced
himself to the committee, he is Nauset School District's new Facility Manager and brings years of
experience with him. Bob is replacing committee member Tony Nannini.

III Priority Business
A. Daedalus/CHA Review of Filed sub bids
Alyssa Chatani reviewed the filed sub bids. The project was rebid and file sub bids were due on
September 14th. Overall, filed sub bid was a total of$66million.The HVAC Bid was over budgeted
and the Attorney General has been reached out to for advice as only one bid for HVAC was
submitted.
Review of GC bid timeline
The overall General Contractor bids are due on October 19th. Low bidder GVW withdrew their
bid, leaving only one bidder left with the metal windows. We will have a better understanding of
the overall project budget after the submission deadline for general contractor bids on October
19, 2022.
Committee member Chris Easley shared his concerns with the budget estimate numbers being
close to $20 million dollars over budget and the frustration with the timeline of communication
with our OPM. Amanda Sawyer mentioned a redesign or pausing the project and rebidding later
as potential options available to us to address the 40% budget overages. Some issues cited for the
over budget include the distance to the Cape, still a shortage of qualified workers without much
competition, supply chain issues, and pricing from vendors on a three year project.
B. Review Prolect Status
Discussion between many committee members, Daedalus/CHA and Flansburgh ensued.
Some other projects have seen a cost increase over 40%on certain subcontractors. We have sold
a concept of what it is going to cost to build a school with the vision of what Nauset education is.
The vision we sold is not one we can afford with the budget we have.The balance will be
challenging. We need to determine how to be financially responsible to minimize the cost
associated with our project without compromising the educational program. Nine out of twelve
school projects that Daedalus/CHA is trending came in within budget. The location of our project is
not in our favor.
C. Report from on campus team Kathleen Trinp—ale and Tom Faris
Kathleen shared that she and Tom Faris have had the opportunity for a walk through to tour and
view the modulars.They are working on version 10 of populating the modulars based on
classrooms,scheduling conflicts, and office spaces. We are continuing to inventory Buildings D & N
and storage rooms in anticipation of a move. Work is being done with the architect to refine the
locker room layout.
Tom Faris shared a layout of the modulars and updated the committee with changes that allowed
larger classrooms, installation of stairwells, and an additional second ramp location all with no
change order. Chair Greg Levasseur is hoping the committee will have the availability to walk
through the modulars soon.
D. Items not reasonably anticipated by the Chair
Time was allotted for discussion.Topics included building committee email invites for all town
administrators, poor communication with the public about the project status, and the lack of
maintenance and upkeep regarding the building committee website. Invitations for the public to
tour the modulars could happen as soon as late October or early November.
IV Payment of Bills
Giovanna Venditti motioned to pay the following bills from warrant A-2289 for a total amount of
$299,437.48- Cape Cod Trailer Storage Inc.for$1,650.00, Daedalus Projects, Inc. for$50,000.00,
Flansburgh Associates, Inc. for$210,900.00, Gatehouse Media for$912.56,JP Fine Tuning for
$1,250.00, M.A.Frazier, Inc.for$1,243.92, Murphy, Lamere & Murphy for$22,386.00, Robert B
Our for$10,845.00, and Visual Edge It for$250.00. Chris Easley seconds the motion. By a roll call
vote,the committee votes unanimously.
V Approval of Minutes of September 15, 2022
Greg Levasseur makes a motion to approve the minutes of September 15, 2022. Peter Wade
seconds the motion.The committee votes unanimously by roll call.
VI ADJOURNMENT
Greg Levasseur motions to adjourn the meeting. Griffin Ryder seconds the motion. By a show of
hands, the committee votes unanimously. Meeting adjourned at 6:30pm.
