N ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND
APPROVING THE PLAT OF PEEPERS BOONVILLE ACRES SUBDIVISION, A
SUBDIVISION OF THE CITY OF JEFFERSON, MISSOURI, AS HEREINAFTER
DESCRIBED,
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI,
AS FOLLOWS:
Section 1. Robert and Edith Majors , owners of the real estate
hereinafter described and situated in the City of Jefferson,
Missouri, having submitted to the Council for approval a plat of
said real estate, being located in Jefferson City, Cole County,
® Missouri, and more particularly described as follows:
A part of the Southeast Quarter of the Northwest Quarter
and a part of the Northeast Quarter of the Southwest
Quarter of Fractional Section 35, Township 45, Range 12,
in the City of Jefferson, County of Cole, Missouri, and
being more particularly described as follows:
From the Southwest corner of said Section 35; thence
northerly along the west line of said Section 35, 1436 . 82
feet; thence easterly, along the north line of Jordan
Hills Subdivisions, Sections 1 and 2, per plats of record
in Plat Book 5, at Page 57, and in Plat Book 5, at Page 69,
Cole County Recorder's Office, 1137.4 feet to the south-
westerly corner of a tract of land conveyed to the Missouri
Convention of American Baptists, per deed of record in Book
1739 at Page 403, Cole County Recorder's Office; thence
N 58°33 ' 17" E. along the northerly line of West Hills
Subdivision, per plat of record in Plat Book 5 , at Page 53,
Cole County Recorder's Office, 599.3 feet to the south-
easterly corner of the aforementioned Missouri Convention
of American Baptists tract, and the point of beginning for
! this description; thence N 38°51'02" W, along the easterly
line of the aforementioned Missouri Convention of American
Baptists tract, 770.22 feet to the south line of Edgewood
Addition, per plat of record in Plat Book 5, at Page 87,
Cole County Recorder's Office; thence N 53 050 ' E, along
the south line of said Edgewood Addition, 1163.91 feet to
the northwesterly corner of a tract of land conveyed to
Frances Peeper Beck, per deed of record in Book 125, at
Page 199, Cole County Recorder's Office; thence S 33°56133"E,
along the west line of said Beck tract, 104.37 feet to the
southwesterly corner thereof; thence N 53°50" E. along the
south line of said Beck tract, 50.0 feet; thence S 33 56 '33"4
104. 36 feet to the south line of a tract of land conveyed
to Rosena Ruth Taggart, per deed of record in Book 123 at
Page 363, Cole County Recorder's Office; thence N53°50; E,
along the south line of said Taggart tract, 158. 70 feet to
the west line of Boonville Road; thence S34°42 '19" E, along
the west line of said Boonville Road, 669.33 feet to the
Northeast corner of Tract "A" of said West Hills Subdivision;
thence S 58°33' 17" W, along the northerly line of said West
Hills Subdivision, 1315.84 feet to the point of beginning.
Containing in all, 24.46 acres , more or less.

® Section 2. It appearing that said plat has been duly and
properly signed and accepted by the owners of said Subdivision,
known and referred to as Peepers Boonville Acres Subdivision, that
all taxes have been paid, and that in all respects the requirement
of Chapter 445, Revised Statutes of Missouri, 1949, and amendments
thereto, entitled "Plats", have been fully complied with by the
aforesaid owners of said Subdivision, and that in all respects the
requirements of the Planning and Zoning Commission of the City of
Jefferson, Missouri, relating to plats and subdivisions have been
complied with, NOW THEREFORE:
® The plat of land of Robert and Edith Majors,
known and referred to as Peepers Boonville Acres Subdivision,
lying, being and situate within the corporate limits of the City
of Jefferson, Missouri, as shown by the said plat hereto attached
and made a part of this ordinance, is hereby approved and accepted
by the City Council of the City of Jefferson, Missouri, and the
Mayor of said City and the City Clerk of the City of Jefferson,
Missouri, after the passage and approval of this ordinance, are
given the authority and are hereby directed to endorse acceptance
of said plat thereon, and to certify to the approval of same under
the seal of the City of Jefferson, Missouri.
Section 3. This ordinance shall be in full force and effect
from and after the date of its passage and approval.
