AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ING AND
APPROVING THE PLAT OF CHRISTY ACRES SUBDIVISION; A 9 DIVISION
OF THE CITY OF JEFFERSON, MISSOURI, AS HEREINAFTER DESCRIBED.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI,
AS FOLLOWS: I
Section 1. Toebben and Vieth Real Estate Development, Inc. ,
owner of the real estate hereinafter described and situated in the
City of Jefferson, Missouri, having submitted to the Council for
approval a plat of said real estate, being located in Jefferson
City, Cole County, Missouri, and more particularly described as
follows:
Part of Tract "C" and Tract "D" of Southwood Hills Addition,
to the City of Jefferson, per plat of record in Plat Book 4,
at Page 70, Cole County Recorder's Office, said subdivision
being a part of Section 13, Township 44 N, Range 12W; and a
part of the Southeast Quarter of Section 13, Township 44 N,
Range 12W, in the County of Cole, Missouri, and being more
particularly described as follows :
From the southwest corner of the southeast Quarter of
Said Section 13; thence S86°34'38"E, along the Section Line,
1692 .40 feet to the southeast corner of a tract of land
conveyed to Grover H. Gray and wife, per deed of record in
Book 132, at Page 67, Cole County Recorder's Office; thence
N10057'46,,E. along the easterly line of said Gray tract,
1650.99 feet to the northeast corner thereof; thence
N69 025 '55"W, along the northerly line of said Gray tract,
648.53 feet to the easterly line of New U.S.Highway No. 54;
thence N43°00'34 11E, along the easterly line of said New
Aft U.S.Highway No. 54, 180.0 feet to the point of beginning
for this description; thence continuing N43°00134"E, along
the easterly line of said New U.S.Highway No. 54, 60.0 feet;
thence S46 059'26"E, 62. 17 feet; thence southeasterly, on a
curve to the left, having a radius of 91,29 feet, a distance
of 35.74 feet; thence S69°25' 20"E, 83.32 feet to a point on
the southwesterly extension of the southeasterly line of the
American Legion Home tract, as recorded in Book 155, at
Page 690, Cole County Recorder's Office; thence N43oo'34"E,
along said southeasterly extension and along the southeasterly
line of said American Legion Home tract, and the southeasterly
line of tracts conveyed to Pizza Hut of Columbia, Inc. , as
per deed of record in Book 238, at Page 337; Arian, Inc. , as
per deed of record in Book 229, at Page 962, Cole County f
Recorder's Office, 697.05 feet; thence S20°56'47"E, 150.11
i feet; thence in an easterly and southerly direction, on a
curve to the right, having a radius of 50.0 feet, a distance
of 145. 76 feet; thence S28 053 ' 30"W, 282.69 feet; thence
S39 008' 23"W, 243. 35 feet to the northerly line of a tract of
land recorded in Book 241, at Page 228, Cole County
Recorder's Office; thence westerly along the northerly line
of said tract of land on the following courses and
distances, N69 025 '20"W, 387 .46 feet; thence northwesterly,
on a curve to the right, having a radius of 151. 29 feet, a
distance of 59.23 feet; thence N46°59'26"W, 62.17 feet to
the point of beginning. Containing in all 4. 34 acres, more

Section 2. It appearing that said plat has been duly and

properly signed and accepted by the owners of said Subdivision,
known and referred to as Christy Acres Subdivision, that all taxes
have been paid, and that in all respects the requirements of
Chapter 445, R.S.Mo. , 1949, and amendments thereto, entitled
"Plats", have been fully complied with by the aforesaid owners of
said Subdivision, and that in all respects the requirements of the
Planning and Zoning Commission of the City of Jefferson, Missouri,
relating to plats and subdivisions have been complied with,
NOW, THEREFORE, The Plat of land of Toebben and Vieth Real
Estate Development, Inc. , known and referred to as Christy Acres
Subdivision, lying, being and situate within the corporate limits
of the City of Jefferson, Missouri, as shown by the said plat
hereto attached and made a part of this ordinance, is hereby
approved and accepted by theCity Council of the City of Jefferson,
Missouri, and the Mayor of said City and the City Clerk of the
City of Jefferson, Missouri, after the passage and approval of
this ordinance, are given the authority and are hereby directed to
endorse acceptance of said plat thereon and to certify to the
approval of same under the seal of the City of Jefferson, Missouri
Section 3. This ordinance shall take effect and be in force
from and after its passage and approval.
