PARTICIPANTS: Diana Lamb (Chair), Cindy Bingham, Cate O'Neill,
Peter Lombardi, Adam Kibbe, Mark Flaherty, Richard Archer
Agenda Items
1. Call to Order - Chair Diana Lamb called the meeting to order at
11:02 AM.
2. Declaration of a Quorum - Diana declared that a quorum is pre-
sent.
3. Meeting Participation Statement - Diana read the participation
statement.
4. Recording Statement - Diana read the recording statement.
5. Approve Old Minutes - A motion to approve the September 2022
minutes was made and seconded. Approved unanimously. There
were no public comments. Adam Kibbe asked for a couple of clarifi-
cations:
a. Please explain the proposed loan mentioned in reference to the
renovation of the third cottage? Peter Lombardi explained that
this would be an accounting move in which one portion of the
town budget would essentially be loaning money to another.
b. How will the police covering the Haunted House be paid?
Richard Archer explained that this would come out of the
mansion's revolving fund along with other Haunted House
expenses.
c. Will handicapped access be provided at the Haunted House?
Richard said that some handicapped parking is available out
front and that provisions were being made for access to the first
floor portion of the haunted tour.
6. Property Manager's Report - Richard Archer discussed the follow-
ing issues:
d. Richard is hoping to get mini-splits for HVAC for the function
room. The heating would allow use of the room during shoulder
season.
e. The cottages are being shut down now. The winterizing is about
to happen. There was some very minor damage that has been
repaired.
f. Cottage rentals for next year are at about 90% full.
g. There have been two functions scheduled for next year. This
includes a party from Los Angeles who wish to rent the cottages
and the mansion for a wedding and intend to assist Richard in
the making of a promotional video.
h. The mansion is in good shape and there are no significant
problems.
i. Richard has upgraded the shop with some power tools. Until
now volunteers had brought their own.
j. Richard does the mowing of the grounds by choice with
equipment that's on hand. The Brewster DPW services are on
offer in case it's needed.
8. Haunted House Update
k. Reservations are going well. About 1000 tickets already sold and
Richard hopes to reach 1500! The theoretical maximum sales
would be about 2400.
I. The event has been well publicized in The Cape Cod Times and
elsewhere.
m.There is work remaining to do but things are coming along. This
Wednesday there is a dress rehearsal and then Thursday night is
a preview which is open to this committee and a few others.
Feedback is requested.
n. Adam Kibbe spoke enthusiastically about the combination of
magic and traditional haunted house themes.
o. There have been 30-40 Nauset HS kids involved. They've been
coming at least two days per week for preparation and practice.
p. About $4000 has been spent on supplies. This does not include
many donations from Richard and a number of his associates.
Police and fire costs will drive the total cost up above $4000.
q. Richard is pursuing the idea of making a promotional video for
the mansion.
r. 25% of the profit goes to Nauset Drama and 75% to Crosby
General Revolving Fund.
s. There will be an event aimed at younger children on Saturday
from 2 to 4 PM.
13. Friends 'Report - The Friends are enthusiastically involved in the
Haunted Mansion program. There is not much of a Friend's Report
this month because it is now "All haunted house all the time!"
Some ideas for improving next summer's tours and the gift shop
have been discussed.
14. Discussion of Rental Rates -
t. Richard will bring the current rental rates and the new raised
rates to next meeting for discussion.
u. Those who have reserved dates for the cottages next year are
aware that rents may be higher.
15. Photo Shoots - Should there be an addition to the fee schedule for
photo shoots? This will be discussed next month.
