AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , ACCEPTING AND
APPROVING THE PLAT OF NEUTZLER'S EARLY AMERICAN SUBDIVISION,
SECTION ONE, A SUBDIVISION OF THE CITY OF JEFFERSON, MISSOURI ,
AS HEREIN DESCRIBED.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI,
AS FOLLOWS:
Section 1. Hubert J. and Mary G. Neutzler, owners of the
real estate hereinafter described and situated in the City of
Jefferson, Missouri, having submitted to the Council a plat of
said real estate, being located in Jefferson City, Cole County,
Missouri, and more particularly described as follows:
Part of the Northwest Quarter of Section 23, Township 44
North, Range 12 West, partially in the City of Jefferson
Amk and all in the County of Cole, Missouri, being more parti-
lp described as follows: Beginning at the Northeast
corner of the Northwest Quarter of said Section 23; thence
S 850 31' 47" W, along the Section Line, 1371. 72 feet to
the Northwest corner of the Northeast Quarter of the North-
west Quarter of said Section 23; thence S 85° 30' 01" W,
along said Section Line 23. 66 feet; thence S 40 28' 13" E,
149 . 99 feet; thence N 850 31' 47" E, 20. 00 feet; thence
S 4° 28 ' 13" E, 370. 00 feet; thence N 85° 31' 47" E, 23. 67
feet; thence S 4" 28 ' 13" E, 60.00 feet; thence S 31 25'
51" E, along the northerly extension of Lots 2 through 8
of Rolling Hills Subdivision, Section One, as recorded in
Plat Book 8, page 7, Cole County Recorder' s Office, and
the east line of said Lots, 872. 87 feet to the southeast
corner of said Lot #2; thence S 62° 49' 49" W, along the
south line of said Lot 2, 109.44 feet to a point on the
easterly line of Rolling Hills Drive as Quit Claimed to
the County of Cole, Missouri, per deed of record in Book
245, page 909, Cole County Recorder' s Office; thence
southerly along said easterly line, on a curve to the left,
having a radius of 270. 00 feet, a distance of 48. 92 feet;
thence S 380 34 ' 09" E, along said easterly line, 357. 02
feet to the north line of Southridge Drive; thence east-
erly along said north line, on a curve to the right, having
a radius of 862. 79 feet, a distance of 147. 84 feet; thence
N 720 23' 25" E, along said north line 141. 06 feet to the
southwest corner of a tract conveyed to Dennis C. and Helen
L. Hopkins, per deed of record in Book 110 , page 547 , Cole
County Recorder' s Office; thence N 6° 30 ' 48" W, along
the west line of said Hopkins tract, 418. 33 feet to the
northwest corner thereof; thence N 7211 23' 25" E, along
the north line of said Hopkins tract, and the north line of
a tract conveyed to Charles D. Zimmerman, per deed of record
in Book 229, page 483 , Cole County Recorder' s Office, and
the north line of a tract conveyed to Donnie J. and Debra
Koelling, per deed of record in Book 237, page 23 , Cole
County Recorder' s Office, 650. 74 feet; thence continuing
along the north line of said Koelling tract, and the north
line of two tracts conveyed to Carl and Mamie Propst, per
deeds of record in Book 236 , page 997 , and Book 172 , page
381, Cole County Recorder' s Office, on a curve to the
right, having a radius of 1073.08 feet, a distance of
336. 16 feet; thence S 890 39 ' 40" E, along the north line
of said Propst tract, 54. 04 feet to the Section Line;
thence N 60 24' 26" W, along said Section Line, 1170.43
feet to the point of beginning. Containing 44 . 270 acres.

and properly signed and accepted by the owners of said Subdivi-
sion, known and referred to as Neutzler' s Early American Sub-
division, Section One, that all taxes have been paid, and that
in all respects the requirements of Chapter 445, Revised Statutes
of Missouri, 1949, and amendments thereto, entitled "Plats" ,
have been fully complied with by the aforesaid owners of said
Subdivision, and that in all respects the requirements of the
Planning and Zoning Commission of the City of Jefferson, Missouri,
relating to plats and subdivision, have been complied with,
NOW, THEREFORE,
The plat of land of Hubert J. and Mary G. Neutzler, known
and referred to as Neutzler' s Early American Subdivision, Sec-
tion One, lying, being and situate within the corporate limits
of the City of Jefferson, Missouri, as shown by the said plat
hereto attached and made a part of this Ordinance, is hereby
approved and accepted by the City Council of the City of Jeffer-
son, Missouri, and the Mayor of the said City and the City
Clerk of the City of Jefferson, Missouri, after its passage
and approval of this Ordinance are given the authority and are
hereby directed to endorse acceptance of said plat thereon and
to certify to the approval of said under the seal of the City
of Jefferson, Missouri.
�1 Section 3. This ordinance shall be in full force and
® effect from and after the date of its passage and approval.
