AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , CHANGING, AMEND- ING AND MODIFYING THE ZONING MAP OF THE CITY OF JEFFERSON, BY AMENDING CHAPTER 36 OF THE CODE OF THE CITY OF JEFFERSON, BY REZONING PROPERTY LOCATED AT ROUTE 179 AND WEST MAIN STREET, FROM RS-2 (SINGLE FAMILY) AND M-2 (HEAVY INDUSTRY) , TO M-1 (LIGHT INDUSTRY) , AND RC (CONSERVATION) . WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN CHAPTER 36 RELATING TO REZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: Section 1. That the following described real estate pro- perty be rezoned from RS-2 (single family) and M-2 (heavy industry) to M-1 (light industry) and RC (conservation) , to-wit: The following description is of the M-1 (light industry) area: Part of the East half of the Southwest Quarter and part of the West half of the Southeast Quarter of Section 34, Township 45 North, Range 12 West, and part of the North- east Quarter of Section 3, Township 44 North, Range 12 West, and being more particularly described as follows: Beginning at the Southeast Quarter of Section 34; thence Westerly along the south line a distance of 1320 feet to the Southwest corner of the Southeast Quarter of the Southeast Quarter of said Section 34; thence northerly along the Quarter Quarter Section Line a distance of 108 feet to the point of beginning for this description; thence continuing northerly along said Quarter Quarter Section Line, a distance of 2125 feet; thence running westerly parallel to the northerly line of the Southeast Quarter of Section 34, a distance of 1702 feet; thence running southerly along the east line of a tract of land conveyed to the City of Jefferson otherwise known as the Cheseborough Ponds property, a distance of 2240 feet; thence running southeasterly along a line parallel to the northeast right-of-way line of the Missouri-Pacific railroad a distance of 690 feet to the east right-of-way line of Missouri Route 179; thence running N 69° 30' east, a distance of 160 feet to the east right-of-way line of Missouri Route 179; thence running southeasterly along the right-of-way line of Missouri Route 179 a distance of 132 feet to the northerly right-of-way line of West Main Street; thence running northeasterly along said right- of-way line to the point of beginning. Containing in all 88. 1 acres, more or less. The following description is of the RC (conservation) area: A tract of land situated in the Northwest Quarter of the Southeast Quarter and the Northeast Quarter of the South- west Quarter of Section 34, Township 45 North, Range 12 West, and being more particularly described as follows: Beginning at the Southeast corner of Section 34; thence westerly along the Section line a distance of 1320 feet, to the southwest corner of the Southeast Quarter of the Southeast Quarter of said Section 34; thence northerly along the Quarter Quarter Section Line a distance of i i 2233 feet to the point of beginning; thence running west- erly along a line parallel to the North line of the south half of said Section 34 , a distance of 1702 feet; thence running northerly along a tract of land conveyed to the City of Jefferson, otherwise known as the Cheseborough Ponds property, a distance of 340 feet; thence running easterly along said tract of land a distance of 590 feet to the west right-of-way line of Missouri Route 179; thence running northerly along said right-of-way line a distance of 60 feet to the north line of the south half of said Section 34; thence running easterly along said north line a distance of 1070 feet to the northwest corner of the northeast quarter of the southeast quarter of said Section 34; thence southerly along the quarter quarter section line a distance of 400 feet to the point of be- ginning. Containing 13.0 acres , more or less. Section 2. This ordinance shall be in full force and effect from and after its passage and approval.
