Bayer, D. Norris, W. Schempf. EX-OFFICIO PRESENT: M. Gehrke, R. Zimmerman, G. Bott. ALSO PRESENT: P. J. Waldock, Village Planner K. Jania, Secretary Chairman Simmons called the meeting to order at 7:30 p.m. Roll call was taken. M. Krippel, L. Kelly, G. Krahn, J. Eichelberger, and D. Neir were absent. There being no additions or corrections, Chairman Simmons declared the minutes of the May 15, 1990 meeting approved as presented. Case No. 237-1017892 Public Hearing regarding Zoning Ordinance update process. Discussion began on the B-3 Central Business District. The intent of this district is to accommodate the retail, service, and office uses which are characteristic of the major retail area of the Village. This central core is intended to contain retail and service business activities. Mr. Waldock read the list of permitted uses in this district. In discussion, the Board agreed to the following additions: Add the following to Permitted Uses: Pharmacies, Delicatessens, Florists, Video Stores, Drugstores, Antiques Shops, and Music Shops. In discussion, the Board agreed to add the following to Conditional Uses: Butcher Shops, Meat Markets, Meat Lockers, Fraternal Organizations, and Churches. The next district reviewed by the Board was the B-4 Community Shopping Center District. The intent of this district is to accommodate the needs of a much larger consumer population than is served by the Neighborhood Convenience Center District. A wider range of uses and structure sizes is permitted for both daily and occasional shopping. These facilities shall be in the form of a shopping center or commercial complex. PLAINFIELD PLAN COMMISSION June 12, 1990 Page Two In discussion, the Board agreed to the following changes and additions under Permitted Uses: Delete No. 1 Add Cocktail Lounges to No. 19 Add Craft Shops to No. 32 Add Taverns, Video Stores, Gun Shops, and Eating Establishments to permitted uses. No. 40 should read: "Musical instrument sales, repair and lessons." Under Conditional Uses, No. 2 should read as follows: "Automobile fuel stations, car washes and service bays used in conjunction with an automobile fuel stations, not including towing operations or auto body painting and repair." Add to Conditional Uses: Restaurants including drive-in or drive through facilities. Under General Requirements, the following changes were made: Delete No. 1 The first sentence of No. 3 should read as follows: "All business shall be conducted within completely enclosed buildings, except for off-street parking or loading." Under Lot Width Requirements: Lot width requirement was changed to 200 feet. Adjourn: 9:30 p.m. Kay Janid
