Chairman Simmons called the meeting to order at 7:46 p.m. Roll
call was taken. M. Krippel, R. Mentzer, L. Kelly, J. Eichelberger,
G. Krahn and D. Neir were absent.
Chairman Simmons declared the minutes of the June 12, 1990 meeting
approved as presented.
Mr. Waldock reported to this point we have completed the B-1, 2,
3 and 4 zoning categories. We are up to B-5 and OCI designations
as proposed.
The Board briefly reviewed the changes that were made to the
B-3 and B-4 categories.

Lot Width Requirements in the B-4 zoning district were discussed.
B-5 Highway Business District
This district is intended to accommodate those retail and wholesale
commercial activities which are considered roadside commercial uses.
This is one of the zoning categories that refers to uses in the
B-2 District.
The Board discussed Section 9-114 Permitted Uses and made the
following changes:
1. Add "in addition to the following uses:"
Mr. Waldock stated he will review this section for
duplications. This section should be formatted the
same as B-2.
Basically, the land uses in this district are to be somewhat auto
oriented. This is a general commercial category plus auto related
uses.
The Board then discussed Item Z under permitted uses relating to
warehouses. This item was changed as follows:
"Warehouses providing goods and services directly to
the consumer, self-service storage facilities but not
including motor freight terminals."
After discussion, the Board agreed this Item Z should go under
Conditional Uses.

Discussion followed on Conditional Uses, .General Requirements,
and Area Requirements. Under Conditional Uses, golf courses and
farmstands were discussed. The Board felt farmstands should go
in B-2 under Conditional Uses.
Yard Requirements and Height Limits/Bulk Requirements were
discussed. No changes were made.
OCI - Office, Commercial and Institutional District
The intent of this district is to act as a transitional zone between
intensive business areas and residential neighborhoods. This
district should contain office, residential and institutionals, and
support commercial facilities.
Under General Requirements, it was agreed we may want to make
the language consistent with B-3.
Area Requirements - Increase minimum lot area.
Yard Requirements and Height Requirements were discussed. No changes
were made.
Chairman Simmons announced that Mr. Ron Mentzer has resigned due
to conflict with his job responsibilities.
