Krippel, J. Sobkoviak. M. Gehrke, E. Schrader, Fire District Rep. J. Sobkoviak called the meeting to order at 7:30 p.m. Roll call was taken. A. Simmons, R. Anderson, L. Kelly,,B. Russ, J. Myers, A. Arbo, J. Eichelberger, G. Krahn, J. Bostjancic, and J. Wilson were absent. H.. Bayer moved to appoint J. Sobkoviak as Chairman in the absence of Mr. Simmons. Seconded by W. Schempf. Voice vote. 5 yes, 0 no. Motion carried. Special meeting to hear Case No. 169-123187FP - Final Plat, Indian Oaks, Unit No. 3. Mr. Ralph Yunker from Beling Consultants was present on behalf of Sharp and Capista. Mr. John Djerf, Village Engineer, was present and stated they have reviewed the development plans for Indian Oaks Unit 3. Basically it's an extension of the previous subdivision which was approved in the preliminary plat. This phase of the development consists of 24 lots. The development plat and plans are in substantial accordance with the subdivision regulations and the preliminary plat. Mr. Djerf also reported that the storm water detention area for this unit and for Unit 2 will be furnished at the permanent site indicated on the preliminary plat. Storm sewers will be constructed to the detention area. We will be furnished with an easement for the future roadway and for the future detention site until such time as it is platted. Mr. Djerf recommended approval of the subdivision subject to the proper security in the amount of $363,000. Mr. Neely asked when work would begin on the Van Dyke water main. Mr. Yunker explained that the Village has secured all the necessary easements. Mr. Sharp has entered into a contract with Steve Spiess Construction Company of Frankfort to construct this improvement. EPA approval is expected in approximately two weeks, and with that, work will begin as soon as weather permits. PLAINFIELD PLAN COMMISSION January 12, 1988 Page Two There was some discussion regarding the size and elevation of the off-site sanitary sewer discussed in Comment 4 of Hamilton Engineers' letter of January 7, 1988. Mr. Yunker stated the petitioner feels the proper way to go is to install a larger size sewer than is required and not have a lift station within the subdivision and have individual ejector pumps in those homes that require it in the basements only. This would affect approximately 20 homes maximum. Mr. Ed Schrader, Fire District representative, stated they are concerned about fire protection in these subdivisions and would like to see the streets in and finished before any construction begins. In case of.a fire or ambulance call he would want the trucks to be able to get into the subdivision. Mr. Schrader also asked that the Fire District be made aware of when the hydrants are in use so they can be tested. Mr. Djerf stated they are in use now. W. Schempf moved to recommend that the Village Board approve the Final Plat for Indian Oaks Unit No. 3 subject to the Village Engineers, letter. Seconded by H. Bayer. Roll call vote. H. Bayer, yes; W.
