AN ORDINANCE AMENDING THE GREENCASTLE PLANNING
AND ZONING ORDINANCE BY AMENDING THE ZONING MAP
Petitioner: Greencastle Community School Corporation
WHEREAS, the Plan Commission of the City of Greencastle has prepared this Ordinance
to amend the Greencastle Planning and Zoning Ordinance by amending the zoning map; and
WHEREAS, the Greencastle Plan Commission has reported that it held a public hearing
concerning this ordinance on March 28, 2016, after timely notice of the hearing was given by
publication in the Banner - Graphic. Greencastle, Indiana on March 16, 2016;
WHEREAS, the Greencastle Plan Commission has reported that it paid reasonable regard
to the following factors enumerated in I.C. 36 -7 -4 -603 in consideration of the ordinance and
determination of a recommendation to be made to the Common Council:
1. the Comprehensive Plan;
2. current conditions and the character of current structures and uses in each district;
3. the most desirable use for which the land in each district is adapted;
4. the conservation of property values throughout the jurisdiction; and
5. responsible growth and development; and
WHEREAS, the Greencastle Plan Commission has certified this Ordinance to the
Common Council with a recommendation by a majority vote in favor of adoption; and
WHEREAS, the Common Council has considered the recommendation of the
Greencastle Plan Commission and has paid reasonable regard to the factors enumerated in I.C.
36 -7 -4 -603 before acting on this Ordinance; and
WHEREAS, the Common Council has determined that this Ordinance should be adopted
without amendment as certified by the Greencastle Plan Commission.
NOW THEREFORE be it ordained and adopted by the Common Council of the City of
Greencastle, Indiana, that:
The City of Greencastle Zoning Map of the City of Greencastle Code is hereby amended
by changing the zoning classification for the following described real estate from Single- Family
Dwelling District 2 (SD2) to General Business (GB1) in accordance with I.C. 36 -7 -4 -614:
Parcel Number 67- 09 -22- 302 - 001.001 -008 on St. Rd. 240, Greencastle, Indiana ( +1-
10.49 acres). See attached legal description.
This ordinance shall have full force and effect upon passage.. The Clerk- Treasurer of the
City of Greencastle shall have this Ordinance published by inserting a copy of the Ordinance in
each of the two (2) sets of the City of Greencastle Code maintained on file for public inspection
in the office of the Clerk- Treasurer.

SYNOPSIS
This Ordinance amends the Greencastle Zoning Map of the City of Greencastle Code to
rezone parcel 67- 09 -22- 302 - 001.001 -008 on St. Rd. 240, Greencastle, Indiana from Single
Family Dwelling District 2 zone to a General Business 1 district ( +1 -10.49 acres).

A part of Lots numbered Twenty -four (24), Twenty -five (25) and Twenty -six (26) in the
Railroad Enlargement to the town, now City of Greencastle, Indiana, described as follows, to-
wit:
Beginning at the southwest corner of the aforesaid Lot No. Twenty -six (26), and running
thence east fifteen (15) chains; thence north three (3) chains and fifty -one and one -half (511/2
links; thence west eleven (11) chains and twenty -six (26) links; thence north five (5) chains to
the south line of the right -of -way of the railroad, extending across the said lots, formerly the
Terre Haute & Indianapolis Railroad; thence westward with the line of the said railroad right -of-
way to the west line of the aforesaid Lot No. twenty -six (26); thence south with said line, six (6)
chains and fifty -nine (59) links to the place of beginning, containing seven (7) acres, more or
less;
Also, a part of Lots Twenty -five (25) and Twenty -six (26) of the Railroad Enlargement of
the town of Greencastle, Indiana, bounded as follows: Commencing in the north line of said lot
twenty -five (25) at a point five (5) chains and fifty -two and four tenths (52 -4/10) links west from
the Northeast corner of lot twenty -four (24) of said Enlargement, running thence south six (6)
chains and thirty-five and one -half (351/2 ) links; thence west five (5) chains and seventy -three
and six tenths (73 -6/10) links; thence north five (5) chains, thence north fifty -nine (59) degrees
east two (2) chains and twenty -one (21) links; thence east three (3) chains and seventy -five and
one -tenth (75 -1 /10) links to the beginning.
Also that part of lot number sixteen (16) of said Enlargement which lies south of the
Terre Haute and Indianapolis Railway.

publication in the Banner Graphic. Greencastle, Indiana, on March 16, 2016; and
WHEREAS, the Greencastle Plan Commission has reported that it paid reasonable regard to the
following factors enumerated in I.C. 36 -7 -4 -603 in consideration of the ordinance and
determination of a recommendation to be made to the Common Council:

WHEREAS, the Greencastle Plan Commission certifies this ordinance to the Common Council
with favorable recommendation, subject to the condition that the property owner and all
subsequent property owners abide by all laws, rules, and regulations concerning noise and all
other conditions or commitments attached hereto and/or stated in the minutes of the Plan
Commission, and incorporated herein and made a part of this certification.
