Gullicksen, Ex-Officio; R. Rusp, Ex-Officio; M. Gehrke, Ex-Officio; J. Bostjancic, Ex-Officio; J. Eichelberger, Ex-Officio. ABSENT: R. Neely, D. Anderson, S. Manning, Planner. Chairman Simmons called the meeting to order at 7:30 p.m. Chairman Simmons declared the minutes of the April 15, 1986 meeting approved with the addition on Page 3, Paragraph 4 of: "... will be using Plainfield Police services because they are on the edge of the County." Chairman Simmons added to the agenda under Unfinished Business - County Case - Graver Farm. Public Hearing Case No. 143- 220862, 605 Main Street, Baish Rezoning, Currently A, Requesting A-2. At previous Plan Commission meeting Mr. Baish requested to build an 8-unit apartment building on said property. Plan Commission denied request, wanted lower density. Mr. Baish re-applied and presented drawings proposing to build a 6-unit apartment building on subject site. He stated the building would be the same size as presented in previous drawings. Possible changes that he would make would be to make the units a little larger, make a more luxury apartment, with full basement. Would.allow for parking I space and still obtain a large grass area. Setback would be the same as the building to the west. The Plan Commission suggested pursuing joint driveways, then driveways will be wider. People would have more free space. It would really be less dense construction. PLAINFIELD PLAN COMMISSION May 6, 1986 Page Two W. Schempf moved that we allow the rezoning request from A to A-2 on property at 6-05 Main Street. Seconded by H. Bayer. Roll call vote. Sobkoviak, yes; Schempf, yes; J. Anderson, yes; Bayer, yes; Simmons, yes. 5 yes, 0 no. motion carried. Unfinished Business Countv Case - Graver Farm Attorney Babcock was present and wanted to know if anything has been done regarding the Graver Farm matter. D. Gullicksen apologized for not having any information at this time, but.that he and Mr. Mauer will talk to Mr. Eaton and get back to him. Mr. Babcock stated he understands these things take time, but he and his client would not like to be bogged down with waiting for one to three months while negotiations are taking place. He also stated.that if it should turn out you can get to us to annex, no matter what stage we're in we will sit down and talk to the Village, because we feel it is to our advantage to annex to the Village. If the answer is no the Village cannot annex contiguous to us, at least we haven't lost two or three months time. Mr. Babcock said he would make a commitment in writing to negotiate annexation. The Board stated they will get back to Mr. Babcock by Friday assuming Mr. Eaton is available, and should have something by the next meeting. Chairman Simmons introduced the newly appointed members to the Plan Commission: James Sobkoviak, Board member; Marilyn Gehrke, Ex-Officio; Doug Almon, Ex-Officio (not present); John Eichelberger, Ex-Officio., and Joe Bostjancic, Ex-Officio. Chairman Simmons moved to adjourn. Seconded by H. Bayer, Voice vote.. 5 yes, 0 no. Motion carried. STATE OF ILLINOIS COUNTY OF WILL VILLAGE OF PLAINFIELD SS: REPORT OF THE PLAN-COMMISSION Case No. 143-220862 Location: 605 Main Street May 6, 1986 Petitioner: Robert Baish Construction Co. Request: Rezoning of property at 605 Main Street from A to A-2. Discussion: The public hearing was held before the Plan Commission on Tuesday, May 6, 1986. The legal notice appeared in The Enterprise newspaper on April 16, 1986, according to State Statutes. At a previous Plan Commission meeting Mr. Baish requested a rezoning from A to A-3 to build an 8-unit apartment building on the said property. Plan Commission denied request - wanted to see lower density. And that if Mr. Baish re-applied for rezoning from A to A-2 that filing fees be waived. Mr. Baish re-applied and presented drawings at the May 6th hearing proposing to build a 6-unit apartment building on subject site. He stated the building would be the same size as presented in previous drawings. Possible changes that he would make would be to make the units a little larger, make a more luxury apartment, with full basement. Would allow for parking space and still obtain a large grass area. Setback would be the same as the building to the west. The Plan Commission suggested pursuing joint driveways, then driveways will be wider. People would have more free space. It would really be less dense construction. - 2 - Finding's of Fact: Low density design and would not have a detrimental affect to the single-family character of the area. No objections were received nor were any objectioners present at the hearing. Recommendation*, By a vote of 5 to 0, the Plan Commission recommends that the Village Board of Trustees adopt an ordinance to permit the rezoning of the property at 605 Main Street from Residence A to Residence A-2.
