AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, AUTHORIZING THE MAYOR AND THE CITY CLERK OF THE CITY OF JEFFERSON, TO EXECUTE A CONTRACT FOR JANITORIAL SERVICES WITH DICK WILBERS JANITOR SERVICE. SECTION 1. The Mayor and Clerk of the City are hereby authorized and directed to execute a contract wi.th 'Dick Wilbers Janitor Service for janitorial services. SECTION 2. Said contract shall read in words and figures as per the attached, which is incorporated herein by ® this reference. SECTION 3. City C erk • r s CONTRACT FOR JANITORIAL SERVICES ® THIS CONTRACT, made and entered into this _q7, _ day of Ae l r-!u.... , 1982 , by and between the CITY OF JEFFERSON, MISSOURI, a municipal corporation of the County of Cole, State of Missouri, hereinafter referred to as "City" , and JOSEPH F. WILBER, d/b/a DICK WILBERS JANITOR SERVICE, Tanner Bridge Road, Jefferson City, Missouri, hereinafter referred to as "Contractor. " WHEREAS, the City is the owner of certain real estate located in the City of Jefferson, and is in need of janitorial services; and, WHEREAS, the Contractor is in the business of providing jani- torial services, and is desirous of providing said services to the City, NOW, THEREFORE, in consideration of the amounts set forth below by the City to the Contractor, the Contractor hereby contracts , covenants , and agrees to perform the following services for the following compensations , at the following locations : 1. Community Sanitation & Animal Control Division, 915 East i ' er Street , Jetferson City, Missouri. Contractor to furnish all labor, materials , supplies , and equipment for performing in a good workmanlike manner custodial maintenance service, consisting of: three times weekly, Monday, -Wednesday and Friday (Saturday and Sunday can be days for cleaning instead of Friday) empty all waste baskets and clean when ® needed, empty and damp wipe all ashtrays , clean, sani- tize and restock restroom facilities , dry and wet mop the floor areas , stairs and entrance, kitchen and bathrooms, vacuum all carpets , spot clean as needed, dust or clean office furniture including desks , chairs , file cabinets, telephones , etc. , and all horizontal surfaces , clean and polish water fountains ,. spot clean walls , doors , door frames, partitions and other solid vertical surfaces , clean door glass removing finger prints and smudges. Monthly dust baseboards , window sills , ledges, picture frames, etc. , spray buff as needed. Quarterly scrub and wax tile floors and clean venetian blinds and vacuum drapes . Annually shampoo all carpets . Annually wash all windows and glass doors on both surfaces , strip and was the floors , clean all light fixture lens , globes and/or louvres . The City will furnish fluorescent and incandescent lamps but it shall be the responsibility of the Contractor to replace the lamps and tubes . 2. Public Works Building, 911 East Miller Street , Jefferson City, Missouri. Contractor to furnish all labor, materials , supplies and equipment for performing in a good workmanlike manner custodial services . Duties to be performed will be the same as specified under the Community Sani- tation and Animal Control Division. 3. City Hall Building, 240 East High Street , Jefferson City, Missouri -including second and third floors , with first floor entrance hall and elevator. Contractor to furnish all labor, material, supplies , and equipment for performing in a good workmanlike manner custodial maintenance service, consisting of daily, Monday through Friday (Saturday and Sunday can be days for cleaning instead of Friday) , cleaning consisting of emptying all waste baskets and clean as needed, empty and damp wipe all ashtrays, clean, sani- tize and restock restroom facilities , dry and wep mop floor areas, stairs , and entrance , kitchen and bath- room, vacuum all carpets , spot clean as needed, dust ® or clean office furniture including desks , chairs , file- cabinets, telephones , etc. , and all horizontal surfaces, clean and polish water fountains, spot clean walls, doors , door frames, partitions and other soiled vertical surfaces, clean glass entrance door, removing finger prints and smudges . Monthly dust baseboards , windowsills , ledges , picture frames, etc. , spray buff as needed. Quarterly scrub and was tile floors , clean venetian blinds and vacuum drapes. Annually shampoo all carpets. Annually wash all windows and glass doors on both surfaces , strip and was tile floors , clean all light fixture lens-globes , and/or louvres . The City will furnish fluorescent and incandescent lamps but it shall be the responsibility of the Contractor to replace the lamps and tubes. Contractor will notify the Purchasing Division of the City prior to performing any duty that is specified to be performed on a quarterly or annual basis. The City agrees to pay Contractor One Hundred Twenty Dollars ($120. 00) per month for the services at the Community Sanitation and Animal Control Division, One Hundred Ninety Dollars ($190.00) per month for the services at the Public Works Building, and Two Hundred Fifty Dollars ($250.00) per month for the services at the City Hall Building, for a total payment of Five Hundred Sixty Dollars ($560. 00) per month. This contract shall continue for a period of one (1) year commencing on February 22, 1982 , and terminating on February 21, 1983, and can be terminated at any time by either party by giving the other party thirty (30) days written notice. The City shall have the right to extend the contract from year to year, with a maximum of three extensions . Increases in contract price may be requested by the Contractor and negotiated with the City each year, but such requests must be made thirty days prior to the contract termination date, and any increase cannot exceed six percent (6%) annually. Any extension is contingent upon contractor' s satis- factory performance and available funds .
