ORDINANCE NO.
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI , CHANGING,
AMENDING AND MODIFYING THE ZONING MAP OF THE CITY OF JEFFERSON,
BY AMENDING CHAPTER 36, OF THE CODE OF THE CITY OF JEFFERSON,
BY REZONING PROPERTY LOCATED ON THE SOUTHEAST CORNER OF EAS_ TLAND
DRIVE AND U. S. HIGHWAY 50- FROM RS-2 , RS-3 (SINGLE FAMILY) AND PUD
(PLANNED UNIT DEVELOPMENT) , TO C-4 (PLANNED COMMER.CIAL) .
WHEREAS IT APPEARS THAT THE PROCEDURES SET FORTH IN CHAPTER 36
RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF JEFFERSON, MISSOURI, AS FOLLOWS:
SECTION 1. That the following described real estate be
rezoned from RS-2 and RS-3 (Single Family) and PUD (Planned
Unit Development) , to C-4 (Planned Commercial) , to-wit:
RS-2 (Single Family) To C-4 (Planned. Commercial)

IF Part of the southwest quarter of the northwest quarter
of Section 21, Township 44 N, Range 11 W, in the City of
Jefferson, County of Cole, Missouri , being more particularly
described as follows: From the northwest corner of the
southwest quarter of the northwest quarter of said Section
21; thence S 040 16 ' 30" E, along the Section line 954. 63
feet; thence N 860 46 ' 21" E, 293. 90 feet to the east line
of Eastland Drive and the point of beginning for this
description; thence continuing N 861 46 ' 21" E, 140. 52
feet; thence N 00° 03 ' 37" E, 32 . 68 feet; thence S 771
45' 07" W, 144. 34 feet to the east line of aforementioned
Eastland Drive; . thence S 040 07 ' 28" E along said east
line, 10 feet to the point of beginning. Containing in
all, 0.07 acres.
RS-3 (Single Family) To C-4 (Planned Commercial)
Part of the South half of the Northwest quarter of
Section 21, Township 44 N, Range 11 W, in the City of
Jefferson, Cole County, Missouri, more particularly
described as follows : From the center of said Section
21; thence N 70° 45 ' W, 1869. 5 feet, to the beginning
point of this description; thence continuing N 70° 45 '
W, 100 feet; thence N 61 15 ' E, 158. 0 feet; thence S
83° 18 ' E, 97. 7 feet; thence S 60 15 ' W, 180. 0 feet,
to the point of beginning. EXCEPT that part conveyed
to the State of Missouri for U. S . Highway 50, by con-
veyance of record in Book 167, page 402, Cole County
Recorder' s Office.
RS-3 (Single Family) To (C-4 (Planned Commercial)
Part of the southwest quarter of the northwest quarter
of Section 21 , Township 44 N, Range 11 W, in Cole County,
Missouri, and more particularly described as follows: From
the center corner of Section 21, Township 44 N, Range 11 W;
thence N 700 45' W, 1969. 5 feet to an iron pipe, which point
is the southwesterly corner of the Dan Mueller tract as con-
veyed in Hook 152, page 603 of the Cole County Recorder's
Records; thence N 60 15 ' E, 69.6 feet to an iron pipe, the
point of beginning of this description; thence S 750 45 ' W
221. 7 feet to an iron pipe in existing fence; thence N 130
05 ' W, 137 . 9 feet to an iron pipe on the north side of a
fifteen foot private gravel road; thence N 740 30' E and
along said north side of private road 93.0 feet to an iron
pipe on the southerly right-of-way line of new United States
Highway Nos. 50 and 63; thence S 561 21' E and along said
right-of-way line 186. 95 feet to an iron pipe in the westerly
property line of the Dan Mueller property; thence S 60 15 '
W and along said property line 0. 8 of a foot to the point of

of Eastland Drive; thence continuing N 86° 46 ' 21" E,
140. 52 feet to the point of beginning for this description;
thence continuing N 860 46 ' 21" E, 465.74 feet; thence
N 25° 51' 17" E, 133. 38 feet; thence S 77° 45 ' 07" W,
535. 31 feet; thence S 770 45 ' 07" W, 535. 31 feet; thence
S 000 03 ' 37" W, 32.68 feet to the point of beginning.
Containing in all, 0. 82 acres.
SECTION 2. This ordinance shall be in full force and effect
from and after its passage and approval.
